Calgary Heritage Housing (CHH) has been a respected steward of local Alberta government-subsidized seniors housing for nearly four decades. Our focus is on seniors who are capable of independent living. Beyond our role as landlord/property manager of nine Calgary properties, we look to enhance our seniors’ quality of life and help prolong their ability to live independently. We currently have an immediate opening for the position of:
MAINTENANCE TECHNICIAN
Reporting to the Maintenance Manager, you will work as part of our Maintenance team to ensure the facilities and grounds of our properties are well maintained, and all projects and paperwork are up to date and organized. Some “on call” emergency coverage is required and you will rotate your work through all Calgary Heritage Housing facilities.
Hours
8:00am – 4:00pm Monday to Thursday
8:00am – noon Friday
Total: 36 hours per week
On call approximately one week per month
Facility, Grounds and Preventative Maintenance

Provide friendly, efficient and safe customer service to our senior tenants

Perform maintenance on common areas, building systems and grounds as required
-
Respond to service requests in a timely manner and track progress/completion in Yardi
-
Monitor condition and safety of buildings and grounds
-
Perform preventative maintenance for centralized mechanical and life safety systems (e.g. furnaces, ventilation systems, exit lights, fire panels) and equipment.

Perform routine inspections on building systems including boilers, HVAC, plumbing systems, and individual suites.

Oversee contracted projects to ensure work is completed to satisfaction

Coordinate tenant move-ins and move-outs with the Building Administrator
-
Ensure that vacant suites are ready for a new tenant by arranging for paint, repairs, flooring, etc.

Maintain grounds including entrances, exits, ramps, decks, outdoor lights, handrails, benches, outbuildings, parking lot, trees, sidewalks, and stairwells.

Maintain an inventory control system ensuring adequate supplies are in-stock Respond to emergencies when “on call” or as delegated by the Maintenance Manager
Required Knowledge and Skills

Must have good handyman skills with a working knowledge of plumbing, electrical, boilers, painting, carpentry, and other related tasks.

Must be able to relate to tenants with tact, courtesy, fairness, and Demonstrated interpersonal skills including teamwork and conflict management.

Must have knowledge of generally accepted building and maintenance practices

Strong organizational skills with a flexible and collaborative Capable of working with autonomy requiring a minimum amount of supervision and discretion within the parameters

Good working knowledge of Microsoft Office Suite

Good verbal and written communication skills and strong decision-making skills

Ensure a safe and secure environment while performing maintenance duties
Education and Experience Requirements

Minimum five years’ maintenance experience in a similar role in residential buildings
-
A minimum of Class 5 Power Engineer or compatible trades experience in plumbing or electrical

Independent, critical thinking with demonstrated experience in resolving issues

Manage and prioritize your workload efficiently

Must have own vehicle and a valid driver’s license and insurance (mileage is reimbursed).
