Situated in Toronto, ON, the Valuations Analyst will report to the Director International Valuations. This role will be expected to facilitate internal and external valuation processes involving multiple stakeholders across QuadReal’s growing International Portfolio. The objectives are to ensure the portfolio is valued in accordance with QuadReal’s established valuation policy and guidelines. The Valuations Analyst will interact extensively with the international portfolio and asset management team, the finance team, and the regional investment teams, and with other senior leaders in the company as required. This is a unique role providing exposure to cross-border real estate markets, whilst also utilizing an in-depth knowledge of the core principles of property valuation.
Support the facilitation of internal and external valuation processes for the International Portfolio
Ensure compliance of valuations in accordance with recognized industry standards, such as IVSC and in compliance with IFRS standards
Assist in liaising with investment partner valuation teams, finance, asset management, and portfolio management, in data collection for quarterly valuation updates
Assist in and if required prepare quarterly valuations, which includes analyzing 90+ partner financial statements, financial modeling, opining on variance between valuations, and working with the finance team to confirm IFRS compliance and reconciliation to Yardi
Create and update internal valuation models using Argus Enterprise, Discounted Cash Flow (DCF) models, and assemble market and economic research to support assumptions
Maintain or add to existing database of valuation information relating to investments in accordance with established SOC guidelines
Analyze and track the impact of various assumptions on value, such as leasing parameters, market conditions, inflation, operating expenses, capital expenses, foreign exchange, etc.
Support the Director, International Valuations in reviewing and opining on suitability and compliance of any external third-party valuations either on annual basis or in conjunction with asset stabilization and provide documented feedback
Support the preparation of third-party valuation fee quote request and assist drafting engagement letters
Coordinate the production of valuation materials for the Valuations Committee, Audit Committee, and other presentations within the company
Proactively improve valuation control processes to increase team’s effectiveness and performance while managing operational risks
Assist in maintaining strong internal controls and contribute to the evolution and maintenance of key valuation policies

Experience and Qualifications
Bachelor’s Degree; preferably in Real Estate, Accounting or Finance
Member of the Appraisal Institute of Canada and achieved/working toward AACI designation; or Member of the Appraisal Institute (US) and achieved/working toward MAI designation
2 years+ of relevant valuation experience, ideally experience of multiple asset classes (residential, industrial, office, retail, student housing, etc.). Experience in different geographies is preferred, but not essential
Advanced user of Argus Enterprise; Advanced skills in Microsoft Office, particularly Excel; Experience with Yardi is considered an asset
Proven ability to exercise a high level of integrity in all business transactions
Strong analytic and financial skills; Strong attention to detail and organizational skills
Excellent oral and written communication skills with the ability to clearly, and concisely, communicate to internal teams and external stakeholders
Ability to prioritize workload and handle competing priorities and deadlines
Ability to independently self-start and complete projects and anticipate next steps
