Short Summary

The Director, Property Management at Parc Downsview Park (“PDP”) maintains and creates value through managing the PDP Attractions administrative, operations, project management and leasing teams to ensure an efficient balance of tenant and owner relations, park maintenance, budgeting and expense control, capital planning, and risk management while providing support to the PDP communications, event, education and real estate teams to achieve their goals.

Job Description

  • Oversees and gives guidance to third-party property managers who are responsible for the day-to-day maintenance and operation of the building assets, park lands, common areas and infrastructure at Downsview Park, as well as rent collection and accounts payable.
  • Oversees and gives guidance to the PDP Development Manager to plan, coordinate, manage, and administer projects for Downsview Park to ensure they are completed in compliance with PDP and Canada Lands Company (“CLC”) policies and procedures, in a timely fashion, and within budget. Includes preparing project pro-formas and supporting documentation.
  • Oversees and gives guidance to the PDP office Administrative Assistant to complete administrative, office service, and project functions for the Downsview Park office, including providing occasional support to the PDP Real Estate team.
  • Oversees the leasing program; implements marketing programs for vacant space; negotiates leases and licenses; analyzes rents and terms, ensuring consistency with the market and maximizing revenues.
  • Provide support, guidance, and advice to the PDP events, communications and education teams to ensure the successful execution of the Park’s and CLC’s strategic goals.
  • In conjunction with the Development Manager and third-party property managers develop and oversee the consultant selection process by creating the external multidisciplinary team to advance capital projects while ensuring compliance with CLC’s procurement and diversity and inclusion policies and procedures.
  • In conjunction with the Finance team, oversees the annual review of assessments for PILT and property tax; recommends appeals; review and approve payments; directs the activities of external counsel and consultants engaged to liaise with City and Province.
  • Provides operational support to the Real Estate team in the ongoing maintenance of Real Estate development lands, and participates in development planning and meetings as requested by the Real Estate team in support of the execution of their departmental strategic goals.
  • Facilitates the rollout and implementation of PDP and CLC policies, procedures, rules and regulations within the PDP Attractions team as directed by the Sr. Director Asset Management and the senior management team.
  • Act as PDP representative in both internal and external committees and meetings. Includes being the main PDP contact for both internal and external audits, and leading various tours of Downsview Park.
  • Generates optimum value from the property, including finding the optimal balance of financial return with community objectives and fulfilling the Company’s relevant corporate Environmental, Governance, and Social (ESG) and other strategic goals.
  • Research and assess new technologies and services to improve the Company’s operational performance, including but not limited to waste management and carbon reduction strategies.
  • Collaborates and works with Director, Attractions (PDP) on promotions and marketing initiatives at the Park, and supports the events and education teams.
  • In conjunction with Sr Director of Asset Management, prepares, reviews, and presents financial and operational reports to the Sr. Director Asset Management and/or senior management team.
  • Liaises with tenants, local politicians, and community members; works with them resolve any issues that may arise in a professional, courteous and efficient manner.
  • Special projects as assigned by the Sr. Director Asset Management and other duties and accountabilities, as required.

Qualifications

  • Post-secondary degree or diploma in property management including professional certification(s).
  • Minimum of seven to ten years of experience, in leasing and property management
  • Demonstrated relevant and comparable leasing and property management experience.
  • Project management skills including ability to establish budgets, meet schedules, manage project files, and make appropriate decisions to ensure the successful outcome of the project.
  • Proficient with computers and software applications, including Microsoft Word, Excel, Power Point and Project.
