Join Our Team as a Live in Building Caretaker! We are seeking a reliable and proactive Live-In Building Caretaker to manage the day-to-day operations of a residential strata building. This role combines hands-on maintenance, cleaning responsibilities, and coordination with property management to ensure the building is well-maintained and residents’ needs are addressed promptly.

Key Duties & Responsibilities

Site Maintenance: Oversee daily site operations, maintain garbage and recycling areas, and coordinate building inspections and seasonal services. Building Systems & Technical Responsibilities: Monitor and perform basic troubleshooting of building systems, including the mechanical room, heating, ventilation, pumps, and water systems. Report issues promptly and coordinate contractor access as needed. Access & Security: Handle fob and interphone programming. Administrative Duties: Collect funds as directed, post notices, send emails, and submit caretaker reports. Property Manager Relations: Maintain consistent communication with the property manager to ensure the building is secure, well-maintained, and operating smoothly. Conduct chemical checks for the hot tub (training will be provided). Tenant Relations & Management: Respond promptly to tenant questions and requests. Report any concerning issues with tenants or residents to the property manager. Exterior Grounds: Pick up litter around the entire exterior areas of the building, including sidewalks, courtyards, and driveway ramps. Floor Care: Sweep and damp mop hard surface floors using a neutral cleaner. Entrance / Lobby / Common Areas: Clean door frames, disinfect door handles, polish entry code panels, and vacuum walk-off mats.

Requirements

Strong administrative skills Flexibility, availability, and the ability to address requests promptly Janitorial experience is an asset Proven experience in janitorial, caretaker, or related fields Ability to multitask and handle high-pressure situations Strong problem-solving and organizational skills Proficiency with basic computer applications (Microsoft Office, scheduling software, etc.)

Experience working with hot tubs or swimming pools is an asset but not required
