About the Role

The Maintenance Manager reports to the General Manager and/or designate and is responsible for the safety, day to day and preventive maintenance requirements of the community for all persons served.

Responsibilities

Include but not limited to:

  • Engage and mobilize your team to achieve the purpose, goals, objective and key results of the organization.
  • Be an engaged collaborative team player, developing and maintaining professional relationships that support and strengthen the organizational culture and purpose.
  • Model the values and leadership behaviours of the organization and inspire others to do the same.
  • Liaises with Support Office Maintenance team in the execution of an annual program of preventive maintenance and capital improvements to the building and its systems.
  • Utilize the Community Maintenance Management System (CMMS) Program to track daily scheduled and non-scheduled maintenance activities and log operating condition of all building equipment. Noting any malfunctions and arranging for repairs as necessary.
  • Schedules and supervises service work.
  • Assess and arrange for general repairs to electrical, plumbing and other areas of building.
  • Sources and prices replacement or repair items by following purchasing guidelines.
  • Be available for emergency call-ins.
  • Makes recommendations for repairs, replacements, or upgrades and be involved in community improvement projects.
  • Maintains a painting/ touch-up schedule.
  • Maintain the maintenance and up keep of the garbage area in collaboration with the Support Services department.
  • Maintains a safe environment for residents, family and staff, through:
    • accident prevention,
    • knowledge of emergency procedures and regulations,
    • the safe use of supplies and equipment and repairing when reports are made, and
    • Utilizing infection control procedures
  • Ensure all areas of the building and its exterior grounds are maintained in a safe condition (i.e. de-icing, snow clearing, debris, and leaves, etc.)
  • Oversees the pest control program.
  • Maintains an organized safe work and storage areas.
  • Assists the Fire Safety Director in drills.
  • Maintains scheduled certification for fire systems and complies with all regulations.
  • Implements all repair and maintenance activities in a safe manner while abiding by appropriate Work Safe BC regulations.
  • Prioritizes maintenance requests and scheduled workloads so the work can be performed in an efficient manner.
  • Provides support or instruction to staff that may be operating the facility’s equipment
  • Implements programs which conserve and save energy for lighting and other equipment.
  • Takes initiatives in gaining knowledge and skill relating to the maintenance position.
  • Participates in community events.
  • Always maintains a neat appearance and be attired in clean, safe and presentable clothing and shoes.
  • Perform all other duties as required.

Qualifications and Skills

  • Minimum of three years work experience in managing trades persons and work programs related to building or facility maintenance.
  • Knowledge of and capability to complete tasks relating to general painting, plumbing, carpentry, electrical, heating systems and gardening.
  • Knowledge of safety regulations and best practices.
  • A basic level of computer knowledge.
  • Ability to read, write and speak English proficiently.
  • Valid Class 5 (Unrestricted) BC Driver’s License an asset.
  • All successful applicants must pass the vulnerable sector Criminal Record Check applicable to Provincial guidelines.
  • A demonstrated ability to organize a schedule of maintenance and workload planning.
  • A demonstrated ability to maintain a checklist record of maintenance routines.
  • An ability to communicate pleasantly and professionally with residents, staff, and visitors.
