The Company
Mainstreet Equity Corporation is a distinguished real estate company that is publicly traded on Toronto Stock Exchange (TSX). Its business focus is on acquisition & upgrading of residential properties and managing its own portfolio of over 18,000 residential apartments in four provinces across Canada.

Key Duties and Responsibilities

Move-outs: Complete the full cycle

  • Generate a move-out report and ensure all move-outs are processed on time as per the legal requirements of the RTA. All move-outs must be completed with no exceptions, no later than the 4th of each month.
  • Review all move-out inspections and ensure all move-out charges are accurate; follow up with the RMs and Regionals if needed.
  • Follow up with tenants who are willing to pay for their move-out charges voluntarily to avoid any outstanding.

Collection & RTA:

  • Generate delinquency reports at the beginning of the month, review ledgers and assess outstanding collection amounts.
  • Ensure Form 26.1 is served on the 16th of every month by the RM to all the tenants who are outstanding, and a copy is saved in the system.
  • Prepare and file all tenants with an outstanding balance to the RTA.
  • Review the RTA portal frequently; schedule hearings, prepare, collect, and upload evidence to the RTA portal.
  • Follow up and coordinate with the RMs to ensure all legal notices are served to the tenants as per the RTA requirements, for example, hearing notices, court orders etc.
  • Arrange for Bailiff, if needed, for evictions
  • Arrange for payment and/or payment plans (HP approval required) if the full balance cannot be paid, and follow up until complete.
  • Run weekly management reports from Yardi & provide to Regionals.
  • Must be familiar with all RTA forms and able to file all different types of cases.

Accounting duties: Includes the following, but is not limited to.

    • Create batches for payments, charges, and adjustments for residential
    • Understand how to read and explain ledgers thoroughly to past and current clients, as well as other team members
    • Tenant ledger review to ensure accuracy and create adjustments if necessary
    • Process deposits and post checks to tenant accounts and provide receipts if necessary
    • Other duties as assigned by the regional manager.

    Requirements and qualifications

    • Certificate, Diploma or Bachelor’s degree in Accounting, Administration and other related fields.

    • At least 3 years or plus of related work experience in a very fast-paced environment as Administrative Assistant, accounting, or property management experience are preferred.

    • Detail-oriented and with excellent accuracy skills.

    • Strong organizational and time-management skills.

    • Sharp listening skills and a critical thinker.

    • Results-driven and self-motivated.

    • Exceptional written and verbal communication skills

    • Must have the confidence to work independently and be excellent at meeting deadlines

    • Ability to set priorities, multi-task, and work in a fast-paced environment
