Position Purpose:
The Director, Leasing plays a pivotal role in shaping and executing strategic leasing initiatives across a diverse real estate portfolio. This position leads a team of experienced Leasing Services Managers and collaborates with internal and external key partners to ensure leasing transactions are completed efficiently, aligned with organizational goals, and compliant with government policies. The Director also oversees the performance of IO’s outsourced Transaction Management Service Provider (TMS), ensuring service excellence and continuous improvement. Annual average transactions completed are 400-500 acting as both landlord and tenant with an annual total gross transaction value exceeding $350M.
What You Will Do:
- Lead the development and implementation of integrated leasing strategies for both landlord and tenant portfolios, in alignment with public sector guidelines, policies and procedures ensuring value for money.
- Coordinate and guide the leasing team in managing transactions for a large and varied leased portfolio, including equitable client/file distribution, strategic negotiation support, and adherence to government policies.
- Collaborate with internal key partners at the Director level and above to develop strategic direction for leased portfolios and ensure alignment with client goals and contractual obligations.
- Oversee the performance and engagement of IO’s TMS provider, including daily interaction on specific files, quarterly reviews, KPI assessments, compliance, service levels and process modernization initiatives.
- Monitor real estate market trends, legislative changes, and industry benchmarks to inform leasing decisions and support evidence-based planning.
- Review and approve leasing packages within delegated authority (up to $500K per agreement), ensuring accuracy, compliance, and strategic alignment.
- Address escalations and resolve complex issues in partnership with internal and external teams, including Portfolio Strategy, Operations, Legal, Finance and TMS, to maintain operational continuity and service quality.
- Lead team development through career planning, performance management, and recruitment of new talent to support evolving departmental needs.
- Partner with IO Legal to address leasing issues and ensure documentation standards are current and aligned with the changing real estate landscape.
- Provide detailed reporting to senior management and client stakeholders; contribute to strategic planning, transparency, and accountability initiatives.
What We Are Looking For:
- Proven ability to influence, coordinate, and manage a professional team in a diverse and dynamic leasing environment.
- Expert knowledge and appreciation of complex lease transactions, financial analysis, negotiation strategies, and documentation standards acting as both landlord and tenant.
- Strong leadership and oversight capabilities, including demonstrated success managing outsourced service providers or brokerage partners.
- Experience in public sector real estate is considered a strong asset.
- Demonstrated credibility in strategic portfolio planning, issue resolution, and relationship management with internal and external key partners.
- Demonstrated ability to navigate complex stakeholder environments and deliver results within a government or institutional context
- Professional learnings that reflect competencies in real estate, negotiation, and leadership.
- Ability to navigate confidential, complex, and delicate matters with discretion and professionalism.
- Strategic thinker with strong financial acumen, capable of aligning leasing decisions with organizational goals, risk management principles, and public accountability standards.

We offer a competitive salary range of $120,500 to $180,800 (M3 level), pay will align with skills, knowledge and experience of the candidate.
