Development Analyst

Our client is a boutique consulting firm within the real-estate sector looking for a Development Analyst to support land acquisition and entitlement initiatives across a diversified portfolio. This role blends financial modeling, market analysis, and investment reporting to evaluate development opportunities and guide strategic decisions. Location: Vancouver, BC Expected Salary Range: $80,000 – 85,000 per year
Responsibilities: Build and maintain financial models for land and development projects, incorporating cost assumptions, timelines, and return metrics Perform sensitivity and scenario analyses to assess risk and support investment recommendations Conduct market and zoning research to identify development potential and inform highest-and-best-use strategies Prepare clear, concise investment memos, reports, and presentations for clients and stakeholders Track project performance and maintain pipeline data, ensuring accuracy of budgets, timelines, and assumptions Analyze comparable land transactions and competitive supply to support underwriting assumptions and pricing strategies Monitor key project variables and update forecasts to reflect changing market conditions Assist in evaluating acquisition opportunities by supporting due diligence and feasibility analysis Collaborate with internal teams and external consultants to gather inputs and validate development assumptions Support ongoing reporting and portfolio reviews by analyzing variances and highlighting key risks or opportunities Assist the Principal and project teams with additional projects, as required
Requirements: Degree in Real Estate, Finance, Urban Land Economics, or a related discipline 5+ years of experience in real estate financial analysis, land development, acquisitions or investment Working knowledge of zoning, entitlements, and land development processes is preferred Experience with ARGUS Enterprise and GIS tools is required Highly proficient in with MS Office applications, with strong financial modeling skills and advanced Excel skills Excellent written and verbal communication abilities Demonstrated ability to prioritize and manage multiple detail-oriented tasks under pressure Have a strong capability to work independently and in collaboration with a team
