About the role

Please note: This posting is for a 4-month Student Winter 2026 placement with a start date of January 2026 and end-date of April 2026.

In order to be eligible for this 4-month Student position, you must either:

  • Be returning back to school after the work term end-date of April 2026; or
  • If you are not returning back to school (i.e. are graduating in December 2025/April 2026), but you require the work term as a mandatory component to in order to graduate successfully.

As an Intern on the BC Real Estate team, you will be responsible for helping Directors with business development and management of a portfolio of commercial real estate clients, with a primary focus on providing lending solutions for low-rise and high-rise residential real estate projects as well as income producing real estate. In this role, you will work directly with some of RBC’s most highly-valued clients, structuring bilateral as well as large, complex syndicated facilities. You will assist with analyzing and underwriting new loan requests, including compiling financial and market information, and preparing credit submissions for RBC’s real estate risk management group for loan adjudication. Other responsibilities include maintaining your assigned portfolio in good credit health, including proactively managing credit expiries, securities, and reporting requirements.

What will you do?

  • Responsible for managing credit risk associated with syndicated and bilateral loan facilities and trading derivative lines. Tasks include preparation of credit amendments, annual reviews, reviewing loan documentation, RAFs (Risk Assessment Framework), including financial modeling where required
  • Actively follow the business and financial performance of the borrowers in your portfolio through daily monitoring of financial and industry information, regulatory events, external rating agency movements, and other early warning signals
  • Identify and assess deteriorating risk situations through your credit analysis and where necessary, propose a course of action to your Team Leader & Director to ensure the safety of the bank’s funds
  • Ensure bank systems correctly reflect key terms and conditions of credit agreements and other documentation for the assigned portfolio, with respect to data integrity
  • Proactively manage the portfolio to maintain the health and integrity of your accounts from a portfolio quality management perspective;
  • Through long-term strategic planning with clients, maintain an ongoing sales pipeline of real estate transactions and identify opportunities where RBC can support our clients through platforms outside of real estate financing (e.g. Residential Mortgage program, Private Banking, Capital Markets, Commercial Mortgages);
  • Develop and maintain a strong external network in the BC real estate community, including lending syndicate partners, law firms, cost consultants, etc.

What do you need to succeed?

Must-have

  • Strong credit, analytical and technical skills, ability to critically assess financial statements and other corporate and commercial client reports and draw reasoned and relevant conclusions to recommend a course of action
  • Professional written and verbal communication skills with the ability to work effectively within a team environment and to interact at all levels within a large organization
  • Ability to read and understand complex legal documents, prioritize, commit to task with excellent attention to detail, and perform well under pressure to meet time sensitive deadlines as this is frequently not a 9-to-5 environment
  • Proven track record in sales and business development and exceptional client relationship management;
  • Excellent credit structuring and underwriting skills, and strong background of project budget and financial statement analysis;
  • Strong Excel, Word and PowerPoint skills
  • Must be independent worker and team player with a positive attitude;
  • Motivated proactive thinker with detail-oriented and creative problem solving approach;
  • Ability to quickly develop a working knowledge of programs and systems employed by the Bank; and
  • Ongoing and consistent adoption of the Banks goals and core values.

Nice-to-have

  • Working toward an MBA, professional designation (e.g., CPA, CFA) or a post-graduate degree with a focus in business, economics, real estate, mathematics or other quantitative field
  • Previous banking experience with relationship management, structuring and writing credit proposals, credit processes, policies, risk analysis
  • Experience leading large, complex syndicated transactions.
