The Commercial Banking Division is accountable for driving growth and profitability for a strong commercial business segment, including lifecycle management and increasing growth through the efficient delivery of commercial products and services to support and meet members’ unique and differentiated needs. The Director, Commercial Real Estate and Syndication, is the business line leader responsible for the strategic leadership, growth, risk management, and overall performance of the Beem’s commercial real estate (CRE) portfolio. This role sets the vision and direction for CRE lending, ensuring alignment with enterprise strategy and regulatory expectations. As a key member of the Commercial Banking leadership team, the Director leads a high-performing team, drives innovation in CRE solutions, and represents Beem in the broader business and regulatory community.
This role is accountable for the development and delivery of strategies aimed at enhancing our relevance in the market, growing our portfolio of commercial real estate business relationships and the achievement of our corporate goals. The incumbent is accountable for the profitability of the commercial real estate deposit and loan portfolio which includes the quality of the book, the analysis and the approval/recommendation of credit applications, and the achievement of high employee and member satisfaction scores.

What you’ll do:
Strategic and Leadership
- Develop and execute am end-to-end multi-year CRE growth strategy, including capital planning, expansion strategies, disposition, and portfolio optimization, aligned with Beem’s enterprise goals and market positioning.
- Identify and pursue opportunities to expand Beem’s CRE footprint across British Columbia, with an emphasis on market share, yield optimization, and member value.
- Lead enterprise-wide initiatives related to commercial real estate, including digital transformation, ESG integration, and capital allocation.
- Have functional oversight of the Commercial Real Estate team in all regions and trade areas throughout the Province.
- Provide leadership and coaching to a team of direct reports to maximize sales, member experience, business and community development, and operational performance.
- Lead or actively participate in deal sourcing, underwriting, transaction structuring, LOI negotiation, due diligence and execution.
- Align, coordinate and execute on all budget related and business planning activities required by the organization as per required cycles.
- Act as a key internal/external subject matter expert on market trends, valuation, valuation modeling, credit and risk analysis across portfolios.
Oversight and Governance
- Oversee a significant CRE portfolio, including large-scale land development, construction, term, and income-producing assets, with direct accountability for portfolio performance, risk, and profitability.
- Deliver financial modeling, cash flow analysis, IRR, cap rate and sensitivity assessments.
- Manage all aspects of the Commercial Real Estate line of business portfolio, including underwriting, monitoring, compliance and proactive client servicing; approve commercial real estate, development and construction loans and mortgages and annual reviews within established limits or recommend for approval beyond established limits.
- Establish and monitor enterprise-level KPIs and risk metrics, report regularly to the CRO and Risk Committees.
- Ensure full compliance with regulatory frameworks and internal governance standards.
- Provide Guaranteed Excellence for Commercial Real Estate clients sales and service; maintain confidentiality of credit union and members’ records.
- Conduct and interpret market research to identify trends, ROI risks, macro drivers, and positioning.
- Monitor markets, economic indicators and legislative landscape to shape asset strategy.
- Maintain risk framework including feasibility, environmental, legal, and financial risks.
People & Culture Leadership
- Recruit, lead, coach, and develop a team of managers, senior commercial leaders and analysts, fostering a culture of accountability, innovation, and inclusion.
- Proactively coaches (through group and one-on-one sessions) and develops employees to assist them in achieving career success and growth. Provides development opportunities for staff through various sources including learning sessions, internal and external training, and education courses. Ensures each employee has a learning plan in place and results are achieved.
- Champion leadership development and succession planning within the CRE team.
- Champion a high-performance and values-driven team culture
External Engagement & Influence
- Act as Beem’s primary spokesperson for CRE within the external marketplace.
- Build and maintain relationships with key stakeholders, including developers, institutional investors, regulators, and industry associations.
- Represent Beem at real estate and finance industry events to build brand and business development opportunities.
- Act as a public-facing leader in the commercial real estate community, enhancing Beem’s brand and influence.
Cross-Functional Collaboration
- Collaborate closely with the VP, Commercial Banking and other senior leaders across Product, Risk, Finance, Legal, and Operations to ensure seamless execution of complex CRE transactions.
- Drive synergies with Wealth, Treasury, and Retail to deliver integrated client solutions.
- Support enterprise-wide credit transformation and operational efficiency projects.
- Participates as a member of Management Credit Committee.

A little about your qualifications:
Education & Experience:
• Bachelor’s degree in business, Finance, Economics, or Real Estate (MBA, CPA, or CFA strongly preferred).• 10+ years of progressive experience in commercial real estate lending and portfolio management, including 5+ years in a senior leadership role within a financial institution, managing both transactions and teams.
- Proven track record in structuring, negotiating, and closing large and complex CRE transactions.
Experience managing multi-region portfolios and leading enterprise-wide strategic initiatives.
Skills & Competencies:

- Deep understanding of real estate markets in the Province.
- Expert relationship management, negotiation, and communication skills.
- Solid to expert understanding of commercial lending systems and financial modeling tools.
