Based in Toronto, the Data Scientist Intern will play a key role in advancing our analytics initiatives across diverse real estate sectors, including multifamily properties, student housing, storage facilities, and beyond. You will work closely with cross-functional teams in analytics, engineering, and business intelligence to transform data into actionable insights. This includes supporting the design and development of predictive models, optimization frameworks, and advanced visualizations that directly inform research, investment decisions, and property operations.

What You Will Experience:
- Hands-on exposure to high-impact projects in real estate analytics, including rental pricing optimization, valuation, demand forecasting, and operational efficiency improvements.
- Collaborate with teams to design and implement advanced analytics models and machine learning algorithms that support property operations, tenant insights, and investment decision-making.
- Analyze large-scale datasets from various sources , including census data, point of interest data, property management systems, market data, and geospatial information, to uncover actionable insights.
- Contribute to the exploration and integration of external data sources , such as points of interest and census data to enhance predictive capabilities.
- Participate in the end-to-end development lifecycle of data science projects , including problem formulation, data preparation, modeling, and deployment.
- Collaborate with mentors to solve complex real-world problems in multifamily property investments using cutting-edge data science techniques
What You Will Bring:
- Currently pursuing a degree in a relevant field (e.g., Data Science, Statistics, Computer Science, or related discipline).
- Strong analytical and problem-solving skills , with hands-on experience in data wrangling, statistical modeling, and machine learning using Python (pandas, Polars, scikit-learn, LightGBM, SHAP) or R .
- Experience with Python for data manipulation and modeling , and SQL for querying and analyzing large relational datasets (e.g., Yardi property management system data).
- Exposure to Azure cloud services (e.g., Azure Data Factory for pipelines, Azure Synapse/PostgreSQL for querying, Azure Databricks for analytics and ML workflows).
- Familiarity with PostGIS for geospatial data management and querying, with optional exposure to QGIS/ArcGIS or interactive mapping tools (e.g., Folium, Kepler.gl) considered an asset.
- Ability to work with large-scale external datasets (e.g., census, market, demographic data) to enrich predictive models and analytics.
- Understanding of data validation and quality checks , with interest in best practices such as forward-fill logic, time series handling, and automated checks.
- Familiarity with workflow automation tools such as n8n for orchestrating data processes is an asset.
- Familiarity with version control (Git/GitHub) and collaborative workflows.
- Exposure to BI/dashboarding tools (e.g., Power BI, Tableau, or Plotly Dash) for communicating insights to business users.
- Strong communication skills, both written and verbal, with the ability to present technical findings to non-technical stakeholders.
- A passion for learning and exploring modern data technologies , with adaptability in a fast-paced, innovation-driven environment.
