About the role
Third Space Properties Inc. is seeking a Building Operator to join its team. This role would be suitable for an individual with 3 - 5 years’ experience. The Building Operator will be an integral part of this new team, interacting with Tenants, service providers, consultants, and others on the Third Space Team. The Building Operator will be responsible for the operations and maintenance of a mixed portfolio of commercial and residential properties. This role will report to the Sr. Property Manager and will consist of, but not be limited to, the following:
WHAT WILL YOU BE DOING?
Property Maintenance and Repair:
· Direct, develop, monitor, maintain, modify and control of all current, altered and new building services and building systems (interior and exterior) for assigned properties;
· Control, maintain and supervise all aspects of building and occupant operations to industry best practices;
· Perform, track and record preventative and predictive maintenance for building systems such as HVAC, plumbing, mechanical, electrical, fire and life safety systems; update such preventative and predictive maintenance program(s) regularly;
· Direct responsibility for all aspects of boilers, heating and cooling systems ensuring support staff is familiar with the safe practice in maintaining, operating and controlling this equipment;
· Conduct the chemical water treatment of the heating and cooling systems in accordance with manufacturer’s recommendations and industry best practices and; maintain logs and inventory;
· Supervise all life safety issues and systems in accordance with manufacturer’s recommendations and industry best practices;
· Where applicable, maintain the BOMA BESt Certification or similar; ensure ongoing adherence to programs and policies; aid with any other Third Space building in achieving similar certification;
· As required, perform hands-on testing, general cleaning, plumbing, electrical, painting, carpentry and HVAC repairs along with other miscellaneous duties;
· Maintain lighting daily throughout the building; ensure appropriate inventory;
· Oversee and assist with maintenance of exterior grounds as necessary, including snow removal, ice melt, sanding, etc., in the winter months; sweeping, power washing, and ground maintenance (including irrigation systems) in summer;
· Ensure common areas, exterior, vacant suits, storage, and mechanical areas are neat and tidy at all times; report, document and correct any irregularities; responsible for the appearance and safety of the property;
Stakeholder Relations:
· Attend to stakeholder work order (electronic or otherwise) requests in a timely manner; ensure the Senior Property Manager and applicable departmental leaders are apprised on regular basis of operational and stakeholder concerns;
· Lead service delivery to stakeholders and coach, supervise and mentor the operations team on first class service;
Leadership:
· Oversee performance of building operations at the assigned properties with the support and collaboration of the Senior Property Manager and the departmental leadership team;
· Provide technical oversight with respect to the assigned properties;
· Ensure all maintenance staff and contractors are adequately trained and supervised to perform the building operations tasks required of them, and as so assigned, in a safe and competent manner;
Administration:
· Actively participate in the annual operating budget process;
· Provide operational reporting as specified by the Company;
Contractor Management:
· Build relationships with service providers that are aligned with Third Space’s values and vision;
· Ensure trades are compliant with WorkSafe BC regulations and insurance requirements;
· Ensure contractors complete the work as defined in their respective agreements;
Other
· Be willing and able to work overtime in the event of emergency; and available for on-call duty on a rotational basis;
· Provide supporting coverage at other Company properties during vacation and illness of other operators;
· Ability to spend up to eight hours walking, standing, climbing stairs, lifting, etc.;
· Ability to perform physical work including bending, kneeling, pushing, pulling, working at heights, and lifting up to 50 pounds;
· Complete tasks as assisted by the Property Management team;
Qualifications and Knowledge:
· 3 - 5 years’ experience as a Building Operator or equivalent;
· Class 4 Power Engineering Certificate or equivalent preferred;
· A valid driver’s license and clean drivers abstract;
· Exceptional, communication and customer service skills;
· Good working knowledge of Microsoft Outlook and Angus Service Management along with demonstrated experience with building automation systems;
· Excellent problem solving, and decision-making skills;
· Takes responsibility for all actions and decisions; ability to follow through until a resolution is obtained;
· Works efficiently under pressure and maintain a calm focus;
· Excellent organization and time management skills;
