We're looking for a Mobile Building Operator to support the day-to-day operations of a portfolio spanning across the GTA. Reporting to the Operations Manager, the successful candidate will ensure that properties are maintained in a safe, professional, and efficient manner while delivering exceptional service to tenants and clients.

RESPONSIBILITIES

Operations Support the operational success of a GTA portfolio consisting of approximately 75% industrial and 25% retail assets. Conduct regular property inspections and building audits to ensure compliance with operating standards, health and safety requirements, and service level expectations. Coordinate and oversee third-party contractors responsible for HVAC, electrical, plumbing, fire and life safety, landscaping, snow removal, and other building services. Monitor and review performance of service providers, ensuring contractual obligations and service standards are met. Assist with troubleshooting and coordination of repairs involving rooftop HVAC equipment, electrical systems, plumbing systems, and fire and life safety systems. Respond to tenant requests and operational issues in a professional and timely manner. Review service reports, inspection reports, quotations, and recommendations from vendors and provide operational feedback to management. Participate in emergency response procedures and provide after-hours support as part of an on-call rotation schedule. Inspect properties for safety hazards, deficiencies, and potential risks while ensuring corrective actions are completed promptly. Support sustainability and energy management initiatives across the portfolio.

Maintenance

Coordinate and manage preventative maintenance programs through the Angus MRI platform to ensure compliance with regulatory requirements and asset preservation objectives. Verify completion and quality of preventative and corrective maintenance activities. Maintain working knowledge of all major building systems and equipment throughout the portfolio. Ensure contractors adhere to all corporate health and safety policies, site-specific procedures, and regulatory requirements. Perform site assessments and assist in identifying repair, replacement, and capital improvement requirements. Support operational readiness during seasonal changes, including oversight of snow removal and landscaping contractors. Monitor and track outstanding deficiencies and ensure timely resolution.

Tenant Services & Projects

Manage tenant service requests through Angus MRI while maintaining a high level of tenant satisfaction. Act as a liaison between tenants, property management, contractors, and service providers. Participate in tenant fit-out projects, ensuring compliance with building standards and operational requirements. Assist with planning, coordination, and oversight of capital projects, including monitoring contractor performance, project schedules, and site safety. Conduct regular follow-up inspections on completed work to ensure quality standards are achieved.

Documentation

Maintain accurate operator logs, inspection records, contractor reports, and compliance documentation. Track preventative maintenance schedules, work orders, service contracts, and regulatory inspections through Angus MRI. Prepare building condition reports, operational summaries, and project updates as required. Maintain accurate records of contractor activities, deficiencies, and corrective actions.

QUALIFICATIONS

Minimum 5 years of experience in industrial and/or retail building operations. Industrial and retail portfolio experience preferred. Building Environmental Systems (BES) I and II certification required. WHMIS certification required. Working at Heights certification required. Strong knowledge of rooftop HVAC equipment (RTUs), electrical systems, plumbing systems, fire and life safety systems, and exterior building maintenance. Experience coordinating and managing third-party service providers and contractors. Previous experience overseeing preventative maintenance programs. Experience supporting capital projects and tenant improvement projects. Proficiency with Angus MRI work order and preventative maintenance systems. Strong organizational, communication, and customer service skills. Valid Ontario driver's license with a clean driving record. Comfortable using mobile technology, tablets, and Microsoft Office applications. Ability to travel regularly throughout the GTA.

WORK SCHEDULE

Monday to Friday, 8:00 AM to 4:00 PM. Participation in an on-call rotation approximately every three weeks. Occasional after-hours work may be required for emergencies, tenant needs, and critical building activities. The base salary for this position is between $50,200.00 to $75,300.00 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
