Job Summary
The Director, Property Management & Leasing leads the overall strategy, operations, and performance of Porte’s property management portfolio across BC and Alberta. This includes overseeing the residential, commercial, and maintenance teams to ensure properties operate efficiently, tenants service, and financial and operational targets are achieved. Reports to the Executive Vice President.
This role partners closely with senior leaders in Development, Construction, and Finance to align long-term portfolio planning and ensure a seamless experience from project completion to occupancy. This position is a 1-year maternity leave coverage, with the possibility of extension based on business needs and performance.
Key Responsibilities
Leadership & Strategy
- Lead and mentor the property management and maintenance teams across BC and Alberta.
- Develop and execute annual operational plans, leasing strategies, budgets, and KPIs for each property.
- Partner with the President and leadership team on portfolio growth and strategic initiatives.
- Champion the Porte culture and values across all properties and teams.
Operations & Performance
- Oversee day-to-day operations of all residential and commercial properties, ensuring high standards of maintenance, safety, and compliance.
- Ensure efficient use of Yardi for all property operations, maintenance tracking, reporting, and tenant communications.
- Lead building onboarding and readiness for new developments, including vendor setup, inspections, and operational handover from construction.
- Oversee capital projects, renovations, and preventative maintenance programs, ensuring timelines and budgets are met.
Leasing Strategy & Execution
- Lead the overall leasing strategy for both residential and commercial portfolios, ensuring alignment with revenue and occupancy goals.
- Oversee the leasing process, including market analysis, pricing strategy, marketing, negotiation, and deal parameters.
- Collaborate with marketing to drive lead generation, branding, and leasing initiatives.
- Oversee lease transactions, renewals, and tenant expansions in BC.
- Commissions for leasing
- Maintain strong relationships with brokers, external leasing partners, and corporate tenants to attract and retain quality tenants.
- Analyze leasing trends and competitive markets to inform strategy and optimize rent performance.
- Ensure leasing activities comply with company policies, housing regulations, and applicable tenancy laws in BC and Alberta.
Financial Oversight
- Provide strategic financial leadership across the property portfolio, ensuring alignment with organizational goals and investment priorities.
- Approve and oversee annual operating budgets, ensuring disciplined financial management and performance accountability.
- Partner with Finance to deliver accurate monthly and quarterly reporting, forecasting, and capital planning that supports data-driven decision-making.
- Identify and implement strategies to optimize operating efficiency, asset performance, and long-term portfolio value.
- Lead the development of portfolio-wide financial and business plans that drive sustainable revenue growth, strengthen brand loyalty, and enhance resident and tenant satisfaction.
- Pursue innovative and cost-effective solutions to improve net operating income and overall financial performance.
- Monitor financial risks and market trends, proactively adjusting leasing and operational strategies accordingly.
People & Culture
- Mentor, coach, and support Property Managers, Leasing Managers, Building Managers, and Maintenance team members.
- Lead recruitment, onboarding, and ongoing training within the Property Management and Leasing division.
- Build an inclusive, collaborative, and accountable team culture that reflects the Porte Promise.
Tenant Experience
- Maintain strong tenant relationships and ensure responsive, solution-oriented service.
- Oversee lease renewals, tenant improvements, and move-in/move-out processes.
- Proactively manage tenant feedback and service requests to ensure satisfaction and retention.
- Support community initiatives that build connection within Porte-managed properties.
Qualifications
- 10+ years of progressive experience in property management (residential and/or commercial), including at least 3 years in a senior leadership role.
- Proven experience managing multi-site portfolios and leading cross-functional teams.
- Strong financial acumen and comfort with operating budgets, capital planning, and performance reporting.
- Solid understanding of BC and Alberta tenancy and safety regulations.
- Proficiency in Yardi and Microsoft Office Suite.
- Excellent interpersonal, leadership, and communication skills.
