Position Summary and Objectives
The Manager, Technical Services reports to the Director, Property Management. You’ll take the lead in overseeing operations across a dynamic portfolio of commercial properties. To thrive in this role, you’ll bring proven experience collaborating with mechanical and electrical service providers, engineering consultants, and general contractors in the construction industry. Your expertise in building systems and operations will be critical as you drive performance, ensure operational excellence, and deliver best-in-class service across every asset.
The Manager, Technical Services will also be responsible for day-to-day management of operations of assigned properties and operations staff under their supervision including building operations team, security critical infrastructure equipment management, incident management and adherence to industry and company protocols and interface with external service providers and tenants.
Responsibilities
Ensure efficient and effective building operations
- Manage and direct staff, tenants, etc. during emergencies within the properties
- Ensure that health, safety and environmental procedures are compliant with applicable laws, regulations and permit conditions are enforced
- Ensure that monitoring systems are functional and work with various systems to manage business risk
- Responsible for all Building Operations. maintenance personnel, third party contractors and building systems (HVAC, mechanical, electrical, fire and life safety systems)
- Manage BAS system to optimize energy efficiency, occupant comfort and operational performance
- Manage building and corporate network systems
- Establish and implement best practice strategies, polices, processes and procedures to support and improve building operations
- Manage and ensure all work is distributed to the appropriate operations personnel and contractors
- Manage and ensure all service contracts are properly administered and co-ordinate re-tendering of contracts
- Obtain quotes for supplies and building contractor services as needed or requested by senior management, detailing scope of work required and providing access and meeting service persons on site
- Monitor and track the environmental plan, to ensure all audits and compliance requirements are up to date
- Review monthly maintenance reports prepared by operations team on activities and completed maintenance, contracted services, service calls, and any major projects for the month, manage team to ensure RiskCheck and Risk Wise compliance is maintained
- Participate in risk analysis and mitigation planning for various assets
- Manage EMS to monitor and optimize energy consumption at the properties
Hire, Train and Motivate Employees and Provide Rewarding Careers
- Hire, coach, train and supervise the building operations team
- Lead ongoing performance management for direct reports and seek opportunities for their development and advancement
- Provide coaching and mentoring to operations team and junior project management and property management employees
Provide support to other CPMI team members
- Assist the Acquisitions Department with pre inspections and capital planning of potential new assets.
- Provide assistance to Property Management as requested
- Provide support to the sustainability team as required and participate in the sustainability committee when requested
Capital Planning and Implementation
- Collaborate with executive leadership, leasing, asset management, acquisitions and dispositions team, sustainability team and property management to set annual goals, business plans and property strategies.
- Ensure that there is a review of building systems and repair history to aid in life cycle costing analysis
- Manage complex projects using strong problem solving, communication and leadership skills.
- Engage appropriate consultants for approved capital project, prepare and review as needed project scope of work, tender projects through CPMI approved processes
- Manage capital projects to adhere to approved capital budget and timeline
- Manage large scale operations projects adhering to standard operating procedures, budget and timeline
Ensure accuracy, reliability and delivery of Property Management information
- Assist with preparation of budgets and monthly and quarterly reports, as applicable to each property
- Review and assist with monthly listings of accrued expenses and capital expenditures. Reconcile capital projects and ensure all documentation is accounted for as per standard procedures.
- Review and approve invoices and purchase orders within approval level
- Monitor and ensure sustainability data is updated on Measurabl
- Monitor Rise Activate by Crown APP and/or Angus and ensure preventative maintenance and compliance follow Crown’s KPI’s
- Assist with the development of Standard Operating Procedure and implementation, as required.
Promote Environmental Sustainability in Building Operations
- Seek opportunities and support best practices to reduce energy consumption
- Work with waste removal contractors to maximize diversion from landfill
- Assist with environmental assessments and reporting
- Manage disproportionate utility consumption and billings and monitor energy usage
- Assist with BOMA BESt submissions, updates and green management practices
Perform other related responsibilities as requested from time to time
Qualifications
Education
- A post-secondary degree preferred
- BES I/II or other equivalent technical designation
Professional Experience
- Ten or more years’ experience managing the critical operations and/or maintenance of commercial properties
- Excellent client relation skills
- Working Knowledge of LEED and BOMA standards
- Knowledge and understanding of construction practices/techniques, project controls and building support systems
- Intermediate Microsoft Office (Word, Excel, PowerPoint and Outlook) skills
- Experience with Yardi CM and Vendor Café preferred
- Strong knowledge of workplace tools such as building automation systems, preventative maintenance, security and HVAC operations
- Basic First Aid, CPR and AED Certification
