Development is responsible for executing strategic land development opportunities that include the delivery of Transit-Oriented Communities (TOC), the use of surplus lands for social purpose outcomes (e.g., attainable housing, health care and long-term care), and the planning and delivery of landmark projects like the redevelopment of Ontario Place.
The Senior Reporting Advisor prepares and manages financial modeling and development of business cases for the Transit Oriented Communities (TOC) development projects. Provides operational deal structuring support to commercial teams, collaborates with deal teams with regards to planning and design decisions that impact financial returns, and coordinates with commercial teams on transaction-specific modeling requirements. Supports the establishment of consistency in commercial terms and template materials, dissemination of best practices/lessons learned, and strategies to optimize program-level execution. Coordinates with budgeting, scheduling, data reporting teams, and third-party advisors to ensure the reports and financial model inputs are consistent, accurate, and up to date.
What You Will Do:
Financial Modeling and Business Case Development:
- Assist in the preparation and ongoing refinement of financial models and business cases for mixed-use residential development projects.
- Collaborate with commercial teams to deliver precise financial data and model a diverse range of project mixes and schemes.
- Conduct sensitivity analyses and effectively communicate findings to support informed decision-making on project planning and design.
- Adhere to standardized evaluation methodologies and templates for Transit Oriented Communities (TOC) transactions to ensure consistency.
- Coordinate closely with budgeting, scheduling, and reporting teams to maintain accurate, current, and integrated project data.
- Maintain and regularly update a comprehensive dashboard that provides portfolio-wide project insights, supporting both site-level and portfolio-level reporting.
Financial Reporting and Data Management:
- Work with commercial teams to keep project data consistent, up to date, and easy to access. Help develop simple metrics for divisional dashboards and Board reports.
- Assist in creating clear presentations and communication materials for working group meetings and briefings with senior officials.

- Significant experience in real estate development financial modeling, development proformas, and transaction deal structures.

We offer a competitive salary range of $82,800 to $124,100 (P4 level), pay will align with skills, knowledge and experience of the candidate.
