About the role

Mission

Seniors DevCo Inc. is a seniors housing real estate development company on a mission to enhance the lives of seniors by providing real estate development management services to the seniors housing sector.

We have several long-term care homes and retirement residences under development and are in need of a new team member to help execute these exciting projects.

The Manager of Property Development will support the development and construction of new Long-Term Care homes, other seniors residences along with any supportive/ancillary facilities in Southern Ontario.

This role supports design development and the municipal approvals process during pre-construction. As projects move into construction, the role supports mandates as the owner’s representative throughout the construction phase. We are seeking someone with experience in both pre-construction and construction.

The successful candidate will support the team in the planning and entitlement process, design development, tendering and contract management of multiple real estate development projects within timeline, scope and budget.

Key Outcomes

Successfully maintain and consistently report on project tracker to satisfy key stakeholders with regards to budget, schedule and resource allocation; Coordinate a multidisciplinary consultant team to obtain development approvals (site plan approval, zoning by-law amendments, committee of adjustment, and legal agreements); Competitively tendered contracts are provided to prequalified vendors and presented forward for award; Review drawings, specifications and other construction documents for coordination and constructability and recommend changes to maximize the ultimate success of the project; Chair preconstruction meetings and regular construction progress meetings; Resolve unforeseen site conditions, unplanned interferences, contract discrepancies and other construction conflict problems and disputes between contractors, site staff, and inspectors; Monitor construction progress and costs and take corrective action as required to manage both schedule and budget; Administer the change order and allowance process, review requests for schedule or cost adjustment and negotiate changes to the contract and prepare change order documents for approval; Evaluate, approve, and process the contractors request for payment; Maintain/manage project documentation files with assistance from the support office; Perform regular site visits to observe construction work in progress;

  • Establish a safety-first culture for all construction projects; Respond to questions and concerns as well as ensure that all complaints from stakeholders are handled promptly and properly; submittals, change orders and RFIs are scrutinized, tracked and followed up on quickly; Communications are consistently provided to internal and external stakeholders; Customer satisfaction – through a customer-service mindset, the role requires coordination with internal subject matter experts.

Key Responsibilities

  • Prepare, revise, maintain, and update a master schedule for the completion of work;
  • Establish a final overall development budget with input from the development team;
  • Manage the evaluation of bids, proposals, and quotations;
  • Assist in the preparation of the design program for new developments;
  • Maintain project schedules, prepare timely updates or revisions to project schedules and take responsible measures to co-ordinate progress on the project; Oversee construction coordination services and resolution of any on-site disputes through meetings and monitoring of the prime contractor and consultants;
  • Manage the project close out phase including certificate of substantial completion, receipt of as-builts, warrantees and manuals;
  • Use word processing, spreadsheet, database and scheduling software applications to prepare correspondence, reports, schedule and other documents related to the project;
  • Provide customer service to the operations team to coordinate for the operationalization of the completed building;
  • Uphold and promote the organization’s values and philosophy relating particularly to ethics, morality, and integrity; and
  • Such further and other services pertaining to the foregoing as requested.

Required Education, Credentials and Experience

Bachelor’s Degree in construction management, engineering or related field, desired but not required; PMP an asset; Minimum of five (5) years' experience in commercial real estate with an emphasis on the real estate construction process; Education in urban planning, architecture, engineering or related field; Knowledge of official plans, zoning by-laws, Ontario planning legislation, the Planning Act and development processes and policies; Possess an extensive understanding of construction standards and practices; Skill in construction document handling and administration; Skill in organizing and managing cost estimating, bidding and scheduling procedures; Skill in documenting and assessing field conditions, RFI’s and change orders; Ability to track and manage job costs; Able to create and aggressively manage construction schedules; Strong analytical, evaluation, planning and project management skills; Experience in contract negotiation and administration; Knowledge of investment and finance principals; Computer proficiency in Microsoft Office applications, AI, and project management software; Must be self-motivated and experienced in running complex projects with a fair degree of autonomy; Must be comfortable in both professional office and field work environments; A demonstrated sense of urgency, and a strong team spirit.
