Position Summary

We are seeking an experienced Associate Director, Special Loans to join our real estate finance team. This role is pivotal in managing distressed loans, safeguarding investor capital, and minimizing risks across a diverse commercial real estate portfolio. The ideal candidate brings deep expertise in workouts and restructuring, strong financial acumen, and the ability to navigate complex stakeholder dynamics with confidence.

Key Responsibilities

  • Loan Restructuring & Workout: Lead restructuring efforts for troubled loans, develop customized workout strategies, and negotiate directly with borrowers and stakeholders to maximize recovery outcomes.
  • Loan Transaction Analysis: Perform in-depth analysis of borrower financials, collateral, market conditions, and economic trends to identify risks and opportunities.
  • Portfolio Oversight: Support senior management with portfolio-level analysis, including stress testing, concentration reviews, and market risk reporting.
  • Stakeholder Management: Collaborate closely with internal teams (finance, credit / syndication, relationship management), borrowers, investors, and external professionals such as legal counsel, appraisers, and brokers.
  • Regulatory & Compliance: Ensure all recovery strategies comply with legal, regulatory, and investor requirements while incorporating industry best practices.
  • Knowledge Sharing & Team Development: Mentor colleagues by highlighting early warning signals in the lending process and conducting structured debriefs on loan workout outcomes.

Qualifications

  • Proven experience managing distressed or special loans, ideally within the Canadian commercial real estate sector.
  • Advanced financial analysis and risk assessment skills with strong command of loan structuring concepts.
  • Track record of negotiating complex transactions and driving successful outcomes with diverse stakeholders.
  • Excellent communication, presentation, and relationship-building skills.
  • Strong business judgment, resilience, and ability to perform under pressure.

20% of this portfolio is invested in private or mezzanine debt. Interest rates range from Prime+1% to 15%. The other 80% is invested with institutional investors at conventional spreads over Bank Prime or Canada Bonds.
