Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities. Based in Toronto, the Co-op/Intern, Canadian Debt Investments will report to the Director, Canadian Debt Investments, and will support QuadReal’s Real Estate Debt program comprised of $13.9 billion in direct real estate mortgage investments with best-in-class real estate owners, developers, and partners. Investments are diversified by loan size, region, and property type with a focus on industrial, office, residential and retail asset classes. The Co-op/Intern plays an important role within the Debt Investments team at QuadReal.

What You Will Experience

  • Underwriting real estate financing opportunities by assisting in the preparation of financial models across all asset classes in major Canadian markets.
  • Valuation of real estate assets using comparable transactions and cash flow valuation methodologies.
  • Assist in the preparation of investment committee presentation materials for new and existing debt investments.
  • Run sensitivity analysis across various deal factors including interest rates, credit spreads, construction costs, amortization schedules, and IRR.
  • Conduct thorough due diligence of investment material and identify key risks.
  • Conduct detailed market research in support of potential debt opportunities and present insightful conclusions.
  • Demonstrate professionalism and actively adhere to QuadReal’s compliance and risk management policies.

What You Will Bring

  • Currently enrolled in an academic program preferably in Commerce, Real Estate, Finance, Urban Planning, Mathematics/Statistic, Computer Science, or Economics. Working towards CFA and/or AACI designations is considered an asset.
  • Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.
  • Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
  • Advanced knowledge of Excel (financial modelling), PowerPoint and Word; knowledge of Argus Enterprise a plus
  • Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction.
  • Previous experience working within a real estate company (asset management or development), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable. A strong interest in developing a career within real estate is essential.
