About the role

Summary Of Position Kindred Construction is a growing, mid-sized Construction Manager and General Contractor operating throughout British Columbia’s Lower Mainland and Sea-to-Sky Corridor. We service commercial, residential, and institutional sectors, focusing on design forward, unique builds and tenant improvements.

Reporting to the VP of Preconstruction, the successful candidate will be responsible for the estimation and cost management of projects moving through pre-construction across a variety of sectors, of numerous sizes and scopes.

Duties & Responsibilities

  • Minimal oversight in prepare estimates for assigned projects, assisting Senior Estimators in preparing estimates for larger, complex projects while identifying inherent risks and opportunities for each unique project.
  • Oversee and maintain organized records of estimates, tenders and pricing information for future benchmarking.
  • Review/critique project documents and analyze subcontractor requirements.
  • Prepare instructions and other bid documentation for solicitation to subcontractors.
  • Consult, communicate and build rapport with internal department team members.
  • Manage and maintain new and existing trade relationships.
  • Converse with trades to discuss scope inclusions, and if required, articulate the obtained information into a clear and concise RFI or budgetary allowance.
  • Track and closeout RFI responses both internally and externally via project consultants.
  • Knowledge and understanding of Class A/B/C/D budgetary requirements and preliminary budget assessments.
  • When required, attend initial client kickoff and budgetary review meetings to garner client requirements and feedback.
  • Provide forward looking guidance to junior staff through coaching on kindreds preferred software and standardized procedures.
  • Complete thorough and comprehensive Bid Leveling exercises across multiple divisions to ensure all budgetary scopes are captured.
  • Provide input and assist in trade selection.
  • Oversee and review ‘Basis of budget’ documentation completed in part by junior estimators to ensure budget clarity.
  • General knowledge of construction durations and timelines
  • Participate in post tender discussions to identify and log estimating misses for future inclusion.
  • Confirm that health, safety, and environmental standards are considered and incorporated into each cost plan/estimate.

Knowledge, Skills & Abilities

  • University or technical school graduate in Construction Management, Architectural and Building Technology, Engineering, or related field.
  • 2 – 5 years' experience with estimating techniques, tendering processes and negotiating contracts.
  • Ability to read and understand construction drawings and plans, while critiquing information and providing technical explanations.
  • High attention to detail, with the ability to interpret and analyze construction documents.
  • Excellent communication skills, both written and verbal, with the capacity to actively listen and communicate effectively with clients, trades and internal employees.
  • Must take direction well, with the capacity to work independently on assigned tasks.
