Calgary Housing (CH) is a wholly-owned subsidiary of the City of Calgary. CH is a purpose-driven social enterprise and the largest housing operator in Calgary, providing safe and affordable housing to more than 27,000 Calgarians. The Property Manager will be an instrumental leader and change champion to help us reach our ambitious vision to be the best - for our residents, our employees, and our city. Primary duties include:

  • Manage up to 400 homes, including social housing and near market programs, in compliance with the Residential Tenancy Act (RTA) as well as applicable portfolio requirements.
  • Work collaboratively with Housing Administrator and external agent to schedule viewings, lease homes, and complete move ins.
  • Coordinate with the Housing Administrator on Annual Rent Reviews and lease renewals to ensure compliance with RTA and program requirements.
  • Work in conjunction with asset management on any property issues/risks/concerns.
  • Provide customer centric service to residents in collaboration with colleagues, with a focus on supporting housing stability and creating inclusive communities.
  • Provide referrals to internal and external supports for residents to contribute to improved housing stability and quality of life.
  • Liaise with partners (for example Calgary Police Service, non-profit organizations) in support of community safety and inclusivity.
  • Prepare documentation for Residential Tenancy Dispute Resolution Services or Court of King's Bench hearings as required.
  • Manage vacancies and arrears and inform Team Leader of any risks.
  • Prepare briefings or reports for any inquiries from residents, members of the public, or elected officials.
  • Participate in continuous improvement initiatives and projects that advance Calgary Housing's strategic goals.

Qualifications

  • A completed 2 year diploma in Business Administration, Human Services or a related field and at least 5 years of experience in residential property management and/or non-profit housing with a portfolio of at least 250 units.
  • A thorough understanding and experience with the Residential Tenancies Act and Residential Tenancy Dispute Services.
  • A valid Class 5 Driver's Licence (or provincial equivalent) with no more than 6 demerits and the use of a personal vehicle for business purposes.
  • Must be eligible for appointment as a Commissioner for Oaths.
  • Intermediate proficiency with MS Office (Word, Excel, Outlook) is required; experience with Yardi will be an asset.
  • A professional designation such as a Certified Property Manager (CPM), Accredited Residential Manager (ARM) or similar will be an asset.
  • Experience working with vulnerable or marginalized populations will be an asset.
  • The ability to work independently, in a team in a high-volume environment.
  • Strong judgement in complex or sensitive situations, de-escalation skills, and excellent communication skills.

Compensation: Pay Grade 10 $42.62 - 56.97 per hour

Days of Work: This position works a 5 day

work week with 1 day off in a 3 week cycle.

Hours of work: Standard 35 hour work week
