PURPOSE OF ROLE:

The Senior Project Manager (Construction) directs and provides oversight in key project management by executing and delivering complex construction projects and/or multiple concurrent projects, ensuring they are completed on time, within budget, and in accordance with approved designs, safety standards, and regulatory requirements. The Senior Project Manager (Construction) provides leadership and direction across multiple stakeholders, including contractors, consultants, internal teams, and external authorities. The role is accountable for overall project performance, including financial management, risk mitigation, quality assurance, and delivery outcomes. The Senior Project Manager (Construction) plays a key role in leading project delivery, driving consistency, providing mentorship, and guidance to project team members in alignment with corporate objectives.

KEY FUNCTIONS

Project Management & Delivery Manages the execution of complex and/or multiple concurrent construction projects from initiation through completion and turnover Direct construction activities, perform regular site visits, and ensure quality, safety, and schedule adherence Provide leadership in resolving complex design, construction, and logistical challenges Oversee and validate drawings, technical planning, and detailed construction schedules Proactively identify delivery risks and implement mitigation strategies to maintain project objectives Manage post-project reviews, including lessons learned and continuous improvement opportunities

Financial Management & Reporting Lead the development and management of project budgets, forecasts, and cash flow projections Manages and monitor project financial performance, proactively analyze variances, and implement corrective actions Review and approve progress payments, commitments, and change orders Provide clear, timely, and strategic financial and project status reporting to internal stakeholders and senior leadership Identify opportunities for cost optimization and value engineering across projects

Contract Administration & Compliance Manage contract administration processes, including RFIs, change orders, and procurement activities Lead or support contract negotiations and contractor selection processes Ensure compliance with all contractual, regulatory, and safety requirements Establish and reinforce consistent documentation, controls, and governance practices

Relationship Management and Project Leadership Build and maintain strong relationships across internal and external stakeholders, including senior-level stakeholders Act as a key point of contact for project issues, escalations, and strategic decisions Provide guidance and mentorship to Project Managers, Coordinators, or junior team members as applicable Manages relationships with regional and cross-functional teams to ensure consistency and alignment across projects Provide input into project and portfolio strategy, including constructability, phasing, and execution planning Oversee and coordinate all aspects of project turnover, ensuring completeness, quality, and operational readiness Lead contractor and consultant walkthroughs, progress reviews, and deficiency resolution Ensure successful handoff to property management teams with full documentation and alignment to specifications Managerial responsibilities of shared staff and possible direct reports.

Risk Management & Problem Solving Proactively identify, assess, and manage risks and opportunities across the project lifecycle Drive resolution of complex and high-impact issues with contractors and consultants Apply value engineering and continuous improvement principles to optimize project outcomes Escalate critical risks with recommended solutions and mitigation strategies Acts as a resource and assists with other projects and company-wide efforts, as needed.

QUALIFICATIONS AND EXPERIENCE Post-secondary degree or diploma in Building Science, Construction Management, Architectural Technology, or related field. Minimum 7-10 + years of construction project management experience, preferably in multi-residential or similar asset classes Experience overseeing multiple concurrent projects or high-value developments Demonstrated ability to lead project teams and influence stakeholders at multiple levels Strong financial management capability, including budgeting, forecasting, and cost control Strong knowledge of construction methods, materials, building codes, and industry practices Demonstrated experience with contract administration, procurement, and tendering processes Ability to review and interpret architectural, structural, mechanical, and electrical drawings Proven ability to manage multiple concurrent projects and competing priorities Proficiency in Microsoft Office (Excel, Word, Project) and project management software PMP designation is considered an asset Valid Class G driver’s license and access to a vehicle Bilingualism (English/French) is an asset

Compensation & Benefits Recruitment Range: $132,163 to $165,203* Benefits: Health, Dental, Vision, Vacation, Personal days, Employee Family Assistance Program, Fitness Allowance, Pension, Incentive
