Our client is a growing real estate investment and operating platform with a hands-on leadership team and a strong focus on disciplined growth, accountability, and long-term asset ownership. Your New Employer

Our client is a privately held, owner-led real estate organization with a rapidly growing commercial and residential portfolio. The business is actively acquiring and scaling assets, creating a need for strong financial ownership at the asset level. The leadership team is hands-on, accessible, and highly engaged in the portfolio's operations, with a strong expectation of accuracy, accountability, and execution from the finance function.

This is an environment where finance is central to decision-making and where strong performers are trusted with responsibility rather than constrained by rigid hierarchy or process-heavy structures.

Your New Role

As the Real Estate Controller, you will join the senior finance team and take ownership of the financial management, reporting, and compliance of a growing real estate portfolio. This is a hands-on controllership role designed for a CPA or someone close to completing a CPA who enjoys working closely with assets, solving real accounting problems, and building clarity in a fast-moving, high-volume environment.

The core focus of the role is property-level P&L ownership, cost allocation, and compliance, rather than treasury or cash forecasting, which sits elsewhere in the organization today. You will be responsible for end-to-end real estate accounting and asset-level reporting across the portfolio. This includes maintaining and validating rent rolls, lease schedules, CAM recoveries, utilities, and escalations; tracking property tax increases, CAM adjustments, and lease-specific obligations; and managing escalations. A key part of the role involves reviewing and managing CAM reconciliations, ensuring that recovery calculations are accurate, consistent, and well-supported.

The role also includes oversight of construction-in-progress (CIP), where you will review invoices, ensure proper coding, and apply sound professional judgment around capitalization versus expensing. You will improve allocation logic for shared utilities, insurance, and other shared costs, and ensure the integrity and reliability of data in QuickBooks Online and Buildium, including ongoing cleanup and maintenance as needed.

From a reporting perspective, you will prepare timely monthly property-level financial statements and supporting schedules, provide clear asset-level profitability and variance analysis, and consolidate real estate financial information for leadership in collaboration with senior accounting colleagues. You will also support underwriting, refinancing, valuation inputs, and lender reporting by delivering accurate, well-organized financial packages.

In addition, you will lead annual property-level budgeting processes, maintain rolling forecasts with clear variance explanations, and partner with leadership to interpret portfolio performance, trends, and risks. From a compliance standpoint, you will own recurring lender and mortgage deliverables, including rent rolls prepared in lender-required formats, support CMHC and mortgage compliance requirements, maintain organized and audit-ready documentation, and coordinate with the Senior Controller during audit periods by responding to audit inquiries, providing schedules, samples, and explanations related to real estate assets.

As the portfolio continues to scale, strong performance in this role can lead to expanded scope and responsibility over time, without predefined titles or timelines.

What Sets You Apart

You are a designated CPA or close to completing your CPA, have strong accounting fundamentals, and are comfortable owning work end-to-end. You have a deep understanding of core accounting concepts, including balance sheet versus income statement classification, capitalization versus expensing, and amortization, and you are confident applying professional judgment in real-world situations.

You are comfortable managing large volumes of data, working with imperfect information, and building clarity over time. You are hands-on, technically strong, particularly in Excel, and able to prioritize independently as new issues arise. You take a practical, solutions-oriented approach to problem-solving and are comfortable creating structure where it does not yet exist.

Compensation

The target base salary range for this role is highly competitive, reflecting current budget and internal equity, with room to grow over time for strong performers. The role is eligible for a discretionary performance-based bonus and includes a comprehensive benefits package, an RRSP matching program, and three weeks of vacation.

Additional Information

This role is based in Halifax and requires in-office collaboration, with most of the team working on-site five days per week. Flexibility is available when needed for circumstances such as weather, appointments, or exams, but this is not a default hybrid role. This posting represents a confidential search.
