We are seeking a Senior Property Accountant to join our team in downtown Toronto. The successful candidate will manage the full accounting cycle for a portfolio of commercial properties including general ledger accounting, preparing financial statements, reviewing financial statement results, preparing analysis on the assigned portfolio and providing accounting support to internal teams.
KEY RESPONSIBILITIES
- Prepare monthly, quarterly, and annual financial statements, including income statements, balance sheets, and cash flow statements, for assigned portfolio.
- Collaborate with property management teams to develop and maintain property budgets and forecasts, tracking performance against financial goals.
- Conduct comprehensive analysis of all capital costs incurred by properties, ensuring proper documentation and reporting.
- Create and distribute quarterly financial reporting packages to clients, maintaining transparency and clarity.
- Identify and analyze variances between actual and budgeted financial results, providing explanations and recommendations for improvement.
- Maintain accurate general ledger accounts and perform monthly reconciliations.
- Prepare monthly journal entries, accounts receivable adjustments, and submit monthly tax reconciliations in a timely manner.
- Prepare monthly and annual Common Area Maintenance (CAM) and Realty Tax adjustments as required.
- Review leases to ensure accurate billing and compliance with financial terms.
- Coordinate and provide support during financial audits, responding to audit inquiries and ensuring compliance with industry standards and regulations.
- Collaborate with property managers to address tenant queries and financial concerns promptly and professionally.
- Prepare year-end audit working paper files with supporting schedules to facilitate the auditing process.
QUALIFICATIONS & ATTRIBUTES
- Bachelor's degree in Accounting, Finance, or related field.
- Completion of or working towards a CPA designation.
- Minimum 3-5 years of progressive Property Accounting experience in commercial real estate, including a strong understanding of CAM and Tax recovery concepts and practical applications for office, retail and mixed use portfolios.
- Proven financial analytical skills.
- Excellent knowledge and experience related to technology and accounting systems in a real estate environment (Yardi preferred).
- Advanced Microsoft Excel skills and proficient with Microsoft Word and Outlook.
- Excellent communication and interpersonal skills to effectively collaborate with diverse stakeholders and cross-functional teams.
- Strong interpersonal skills with the ability to deal effectively and professionally under pressure or in stressful situations.
- Excellent time management and organizational skills and the ability to manage conflicting priorities within structured deadlines and deliverables.
- Detail-oriented with a commitment to producing high-quality documentation and deliverables.
- Self-motivated and proactive in staying up-to-date with technology trends and advancements.
