About the role
The Role
Reporting to the Fund CEO, the Portfolio Manager is responsible for the strategic oversight and performance of housing assets supported by the Fund. As Portfolio Manager, you'll work hand-in-hand with RPF team and our partners to drive operational sustainability, building renewal and organizational resilience to protect affordability for thousands of residents across a spectrum of Fund-supported properties. Through strategic oversight, relationship building, and data-driven decision-making, you'll help create a self-sustaining ecosystem where each asset contributes to the larger mission of permanent housing affordability across the province.
We are looking for a strategic, detail-oriented Portfolio Manager who’s just as comfortable reviewing capital project budgets as they are driving portfolio strategies or advising non-profit partners. You’ll have strong grasp of property operations, capital planning, real estate finance, and compliance, and excel at building relationships with diverse stakeholders.
As a vital connection between properties, non-profit partners, lenders, federal partners, and internal teams, you’ll play an important part in the Fund’s underwriting process and ensure all reporting obligations to funders, government stakeholders, and oversight bodies are met, and help protect the long-term sustainability of Fund-supported buildings, ensuring long-term housing security for the British Columbians who call them home.
Strategic Stewardship & Partnerships
- Oversee the stewardship of housing assets under Fund initiatives, ensuring operational and financial outcomes align with organizational objectives and long-term affordability commitments.
- Build and maintain strong relationships with stakeholders across the housing ecosystem, including non-profits, building/property managers, government partners, lenders, suppliers/contractors and other community partners.
- Maintain trust-based relationships and open communication with non-profit partners, fostering collaborative engagement, strategic stewardship, proactive risk identification, and sharing of sector best practices
- Assess unique characteristics and requirements of each building to co-create integrated, effective, and sustainable stewardship strategies
- Monitor compliance with performance indicators, affordability covenants, and funder-imposed requirements throughout the building’s lifecycle.
- Develop and/or expand upon systems, processes, and tools to support effective oversight and decision-making.
- Identify and foster strategic collaborations, programs, and opportunities that amplify the Fund's impact, advance affordability solutions beyond individual properties and/or cultivate resilience and innovation across the community housing ecosystem.
Capital Strategy & Risk Management
- Develop and monitor long-term portfolio strategies to support sustainable stewardship, comprehensive risk mitigation, and organizational resilience.
- Identify and facilitate portfolio-wide operational efficiencies, such as bulk purchasing programs, shared service arrangements, or coordinated vendor procurement, including establishing the systems and partnerships needed to sustain these initiatives.
- Collaborate closely with other RPF Team members on the evaluation and underwriting of potential Fund investments and throughout due diligence, including analyzing Building Condition Assessments, engineers reports and other capital needs reports and making recommendations on capital reserve planning and strategic capital plan delivery to ensure long-term building sustainability.
- Support long-term financial planning and forecasting based on economic trends, historical performance data, and evolving market conditions, including ongoing improvements to systems and processes for cost tracking and forecasting
- Manage environmental matters, risk exposures, and insurance requirements, ensuring adequate coverage and compliance with risk management practices.
- Support refinancing, repositioning, and other strategic decision-making through thoughtful review, analysis and well-considered recommendations.
Investment Management & Performance Analytics
- Collaborate with internal teams to manage compliance and reporting obligations related to affordability, performance metrics, and public funding accountability.
- Create detailed financial reports, forecasts, and analytical models to support strategic stewardship of the portfolio
- Oversee property reporting, and annual operating and capital budgets, ensuring accuracy and alignment with approved targets. Review financial statements, cash flow reports, cost allocations and delivery partner reporting, ensuring alignment with budgets, funding agreements, and terms.
- Develop and monitor long-term plans for major capital projects, including budget tracking and performance outcomes.
- Prepare asset management reports and contribute to Board, IAC and other Stakeholder meetings/briefings. Implement and/or evolve systems to streamline tracking and reporting for internal and external stakeholders.
- Maintain organized and up-to-date asset files, partner communications, and risk assessments.
About You
- Post-secondary degree or diploma in business, real estate, or other relevant discipline with relevant coursework in asset management, building systems, real estate finance (or an equivalent combination of education and experience);
- A minimum of 5 years of experience in asset management, property management, real estate operations in a multifamily context. Experience in construction or with mission-driven real estate portfolios considered an asset.
- Strong knowledge of property management best practices, building systems, capital planning, and financial reporting, as well as interpretation of BCAs, rent rolls, income statements. Proven experience in budget development and data analytics.
- Strong proficiency with Microsoft Office Suite and experience using Yardi are required; Experience with other data-driven real estate tools and systems considered an asset.
- Strong project management and organizational skills with an ability to think strategically with focus on continuous improvement & innovation
- Experience with outcomes reporting and impact assessment in mission-driven contexts
- Strong written and verbal communication skills with proven ability to build relationships across diverse stakeholder groups.
- Track record managing dynamic, multi-faceted initiatives independently while fostering collaboration across teams and organizations
