Job Description We are seeking an experienced Financial Modeler to rebuild and simplify a mission-critical Excel-based portfolio model used for managing institutional-grade commercial real estate assets.

This project is a one-time, high-impact engagement focused on creating a clean, auditable, and easy-to-use model that consolidates property-level data into portfolio-level insights for internal and executive use.

The ideal candidate has deep Excel expertise, strong commercial real estate modeling experience, and a talent for turning overly complex tools into streamlined, intuitive solutions.

The final product will be maintained by Altus’ internal team and should be designed for recurring quarterly updates.

• To Note: This is a short-term, 4-week project focused on revamping an existing portfolio model. The final deliverable will be handed off to our internal team for ongoing use and maintenance.

Responsibilities:

• Rebuild an existing portfolio aggregation model in Excel, used to consolidate 60+ CRE assets across multiple portfolios.

• Design the model to:

• Support recurring quarterly updates

• Prioritize speed, clarity, and auditability

• Be fully usable by Excel-proficient analysts (no black-box logic)

• Replace or avoid automated ingestion (e.g., Power Query/VBA) in favor of clearly defined manual input workflows.

• Structure the model to cleanly accept inputs from ARGUS and Yardi via Excel exports.

• Incorporate required outputs, including:

• Portfolio-level summaries

• Liquidity analysis

• Debt/leverage tracking

• Return attribution

• Stress testing and scenario analysis

• Ensure outputs are presentation-ready for executive and investment committee use.

• Deliver an SOP for model use and maintenance, and conduct a handoff/walkthrough session with Altus’ Head of Portfolio Management.

Requirements:

• 5+ years of experience in financial modeling, ideally in commercial real estate, private equity, or asset management.
• Advanced Excel skills, with a focus on structured, high-performance models that are easy to audit and maintain.
• Deep understanding of CRE financial metrics, debt structures, cash flow modeling, and equity waterfalls.
• Experience working with ARGUS and Yardi data outputs (direct access not required, but familiarity is essential).
• Proven ability to simplify complex models and design clean input/calculation/output structures.
• Strong communication skills, with the ability to hand off models to non-technical users confidently.
• Preference for Excel-native solutions; light enhancements (e.g., intuitive formulas or macros) acceptable if clearly documented and sustainable.
