**This is a 12-14 Month Contract Assignment**

The Senior Project Manager will provide expert delivery management for the construction of floor remodels and build-outs across IMCO’s Toronto-based office portfolio. This role is responsible for end-to-end project execution, acting as the primary liaison between General Contractors, internal stakeholders, and external vendors. The Project Manager will ensure all projects are delivered on time, within budget, and in accordance with IMCO’s internal project management reporting standards (IPF), as well as all relevant building codes and regulations. This role will require strong leadership, stakeholder management, financial acumen and technical expertise in commercial construction.

As a Member of Our Team, You Will be Responsible For:

  • Lead end-to-end project delivery for office remodels and build-outs, from initiation through close-out.
  • Develop comprehensive project plans covering scope, schedule, budget, procurement, and risk mitigation.
  • Ensure compliance with Ontario Building Code, municipal regulations, and health & safety standards.
  • Act as the primary liaison for internal stakeholders (Facilities, IT, Security, Finance), facilitating alignment on goals, timelines, and deliverables.
  • Translate business requirements into actionable construction plans that meet or exceed stakeholder expectations.
  • Coordinate with external partners including General Contractors, subcontractors, architects, and engineers to ensure timely, high-quality execution
  • Review and approve contractor schedules, change orders, and progress claims.
  • Monitor site activities for adherence to design specifications, safety protocols, and contractual obligations.
  • Conduct regular site inspections and quality assurance checks.
  • Manage project budgets, track expenditures, forecast financial impacts, and ensure delivery within approved parameters.
  • Coordinate procurement of materials and services in line with corporate policies.
  • Maintain project documentation that is complete, accurate, and audit-ready, including charters, implementation plans, resource models, and change logs.
  • Prepare and present status reports to senior leadership and sponsors, weekly and monthly, per IMCO reporting standards.
  • Report on project health and milestones in adherence to IMCO internal project management standards (IPF).
  • Identify and resolve risks/issues proactively, providing recommendations and contingency plans.
  • Manage unforeseen changes by assessing impacts to schedules, costs, capacity, and dependencies.
  • Foster strong relationships with internal and external stakeholders to support collaboration, change management, and communication.
  • Lead project teams, manage capacity plans, and ensure appropriate skills and coverage to optimize performance.
  • Ensure adherence to project control procedures, guidelines, and corporate standards for sustainability, accessibility, and operational efficiency.
  • Promote project maturity by mentoring team members and contributing to the evolution of Facilities & Real Estate project methodologies.
  • Demonstrate high ethical standards in all aspects of project leadership.

What you need to succeed:

  • Comprehensive knowledge of construction project principles, practices, methodologies, and tools.
  • 5+ years’ experience managing commercial construction projects, with a focus on office remodels and build-outs.
  • Strong understanding of Ontario Building Code, municipal permitting, and health & safety regulations.
  • Proven ability to reconcile competing opinions, influence, and facilitate difficult discussion topics at working team and executive levels.
  • Organizational savvy and business expertise to devise and advocate well-considered solutions that have a direct impact/benefit to the business.
  • Good problem-solving and innovative thinking skills; must be able to articulate solutions, ideas, and recommendations through effective issue resolution.
  • Strong budgeting and financial management skills- cost estimates, forecasting, sensitivity and scenario analysis.
  • Demonstrable experience actively building and maintaining relationships across teams and with stakeholders.
  • Ability to lead and motivate project team members through obstacles and setbacks.
  • Excellent communication (both written and verbal), facilitation, and active listening skills.
  • Deep experience in vendor and contractor management.
  • Responds well to ambiguity and works efficiently to clarify situations and outcomes.
  • Employ a spirit of 'get it done together' sharing practices and ideas.
