The Opportunity:

We are hiring two students within BGO’s Canadian Investment Management platform in Toronto — one supporting the Investments team and one supporting the Portfolio Management team.

These roles provide hands-on exposure to institutional real estate investing and portfolio oversight across multiple asset classes and Canadian markets. The students will support financial analysis, research, and reporting initiatives while working closely with professionals across Investments, Portfolio Management, Asset Management, Development, Research, and Property Management.

Candidates will be considered for both opportunities through a single application process.

Both roles are based at 1 York Street, Toronto, and students are expected to work in the office four days per week, on average.

What You Will Gain:

This internship is designed to provide meaningful exposure to institutional real estate investing and portfolio management. Summer students will have the opportunity to:

• Gain hands-on exposure to investment underwriting and portfolio analytics

• Work directly with experienced professionals across Investments, Portfolio Management, and Asset Management

• Build practical skills in financial modeling, investment analysis, and market research

• Contribute to live transactions and portfolio strategy discussions

• Develop a deeper understanding of institutional real estate investment decision-making

Role Focus Areas:

Investments Role:

The Investments candidate will support BGO’s Canadian Investments team during a period of active deal flow and underwriting activity. This role provides exposure to the evaluation and execution of institutional real estate transactions across multiple asset classes and Canadian markets.

Responsibilities:

• Support the screening and evaluation of real estate investment opportunities

• Assist with financial modeling for acquisition and disposition analyses

• Perform sensitivity and scenario analysis to assess risk and return profiles

• Assist in preparing investment memoranda, including market analysis and financial assumptions

• Support due diligence activities and transaction execution processes

Portfolio Management Role:

The Portfolio Management candidate will support BGO’s Canadian Portfolio Management team in monitoring and analyzing the performance of a diversified real estate portfolio. This role provides exposure to portfolio analytics, asset-level performance review, and strategic portfolio management initiatives.

Responsibilities:

• Support portfolio and asset-level financial analysis, including cash flow modeling and scenario analysis

• Assist with the preparation of internal and external portfolio reports, presentations, and analytics

• Review and summarize property-level performance reports

• Assist with data collection and analysis for portfolio strategy, budgeting, and planning exercises

• Support projects focused on improving reporting processes and data accuracy

Shared Responsibilities

Across both roles, summer students will:

• Conduct market and industry research across asset classes and Canadian markets

• Support analytical work used in investment and portfolio decision-making

• Assist with presentations, reporting materials, and analytical summaries

• Collaborate with team members across the Canadian investment platform

• Gain exposure to BGO’s approach to sustainable investing and its commitment to net zero objectives

Who You Are:

• Currently enrolled in an undergraduate program in commerce, finance, economics, real estate, engineering, or a related field, or a graduate program such as a Master’s in Real Estate and Infrastructure

• Typically in your second or third year of university

• Previous internship or summer experience in commercial real estate, real estate finance, investment banking, or investment analysis is strongly preferred

• Strong analytical skills and proficiency in Excel; exposure to Argus Enterprise is considered an asset

• Demonstrated interest in real estate investing and capital markets

• Detail-oriented, organized, and able to manage multiple workstreams

• A collaborative team player with strong written and verbal communication skills

• Curious, motivated, and eager to take on meaningful analytical work in a fast-paced environment

Compensation:

The expected base pay range for these roles is $25.00 - $30.00 / hour, reflecting the location of the position and the scope of responsibilities. Compensation may also vary based on each candidate’s experience, skills, and qualifications, in alignment with BGO’s commitment to recognizing individual contributions.
