About the role

SUMMARY

 

The Critical Environments Operator is responsible for supporting the operation, inspection, maintenance, and reliability of critical environment spaces within two commercial office towers in Downtown Toronto. These spaces include WAN/LAN/AV rooms, telecom rooms, and other critical infrastructure areas located throughout multiple client floors. The role supports mechanical, electrical, HVAC, controls, UPS, generator, fuel, and building automation systems while coordinating vendors, managing work orders, following MOPs/SMOPs, responding to emergencies, and ensuring work is completed safely and professionally.

 

KEY DUTIES & RESPONSIBILITIES

 

Troubleshooting

  • Troubleshoots and diagnoses issues related to critical facility spaces, mechanical and electrical equipment, UPS, generators, controls, and automation systems; monitors and identifies deficiencies in CRAC units and heat pumps and escalates to qualified vendors as required; performs or coordinates corrective actions, enhancements, and repairs to support uptime and client operations.

 

Maintenance

  • Performs work in accordance with established processes, site procedures, MOPs, SMOPs, safety requirements, and critical environment operating practices.
  • Complies with all internal, client, and regulatory requirements including environmental, health and safety, fire protection, security, and critical facility access requirements.
  • Performs regular inspections, monitoring, preventative maintenance, and corrective maintenance on critical spaces, facility mechanical/electrical systems, and supporting equipment to maintain uptime, uninterrupted client operations, and asset reliability.
  • Responds to routine, on-demand, and emergency service requests and performs preventative and corrective maintenance on facility mechanical, electrical, HVAC, controls, and critical support systems.
  • Monitors assigned client areas by conducting facility walkthroughs and inspections of WAN/LAN/AV rooms, mechanical rooms, electrical rooms, and other critical equipment spaces.
  • Operates and monitors facility mechanical, electrical, HVAC, BAS/BMS, UPS, generator, fuel, control, and related critical environment systems within the limits of training and site procedures.
  • Manages the work order lifecycle from dispatch through completion using the CMMS, records accurate resolution data, and ensures work completed meets quality, response time, documentation, and client requirements.
  • Assists with implementation and execution of the preventative maintenance program; ensures deficiencies are identified, documented, escalated, tracked, and supported by complete maintenance records.

 

Client Relations

  • Supports client and tenant satisfaction by delivering professional, timely, and reliable service; communicates effectively with client representatives, vendors, and internal teams to minimize disruption to critical operations.

 

Administration

  • Participates in and assists with facility-related projects, planned maintenance, repairs, vendor activities, and critical environment improvement initiatives.
  • Ensures work is performed in compliance with corporate, client, and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, fire protection, security, and applicable operational requirements.
  • Maintains all assigned tools, testing equipment, PPE, and related resources, and arranges for repair or replacement where required.
  • Submits expenditures, service records, reports, inspection findings, vendor documentation, and other administrative information accurately and on a timely basis.
  • Performs other duties as assigned, including emergency response, on-call support, vendor coordination, minor repairs, reporting, and support of critical facility operations.

 

KNOWLEDGE & SKILLS

 

  • Building Operator / Facility Engineer Certification or equivalent through an accredited institution is preferred.
  • Minimum 5 years of experience in facility operations, building operations, critical environments, mechanical/electrical maintenance, HVAC maintenance, or a related technical field.
  • Demonstrated ability to maintain, troubleshoot, and repair, within applicable qualifications, mechanical and other building systems and equipment.
  • Working knowledge or understanding of CRAC units, heat pumps, generators, fuel systems, UPS systems, electrical distribution (panels, breakers, ATS, switchboards), PLCs, automation systems, BAS/BMS, and related critical facility infrastructure. 
  • Hands-on electrical troubleshooting exposure is a strong asset; 
  • An electrical engineering degree or diploma, or licensed electrician designation (e.g., 309A), are valued but not required.

  • Familiarity with MOPs, SMOPs, EOPs, SOPs, change management, and risk mitigation practices.
  • Experience coordinating, supervising, and communicating with vendors and service providers performing repair, preventive maintenance, and emergency response work.
  • Working knowledge of Microsoft Office, including Outlook, Word, and Excel, with the ability to prepare reports, maintain records, and administer facility information accurately.
  • Possesses a strong environmental, health, and safety mindset.
  • Must strictly adhere to Health and Safety policies including wearing required Personal Protective Equipment (PPE).
  • Ability to communicate effectively with clients, vendors, contractors, and internal teams.
  • Must be able and willing to work onsite during assigned hours and be available for on-call/standby and emergency call-outs as required.
  • Must be capable of obtaining appropriate security clearance.

 

Physical and Work Requirements

 

  • Ability to perform regular site walks, inspections, and equipment checks.
  • Ability to use hand tools and perform minor maintenance and repair tasks within training and qualification limits.
  • Ability to lift, carry, bend, climb stairs/ladders, and access equipment areas as required by site conditions.
  • Must follow all safety procedures and wear required PPE.
  • Must be available for on-call support, emergency response, and after-hours work as required.

This is a regular, full-time position with a salary range of $63,397 - $79,246

per annum. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
