Job Description
Overview:
A Real Estate Analyst (Residential) is a key strategic contributor responsible for advancing data‑driven growth, profitability, and competitive advantage across Brookfield Residential’s housing portfolio. This role leads the development of market and competitive intelligence, informs product segmentation and positioning, and drives pricing strategy and performance analysis to support both near‑term execution and long‑range business planning.
Sitting at the intersection of market analytics, product strategy, and financial insight, the Analyst delivers clear, actionable recommendations that shape acquisition decisions, product mix, pricing architecture, and go‑to‑market strategies. The role collaborates closely with Sales, Marketing, Land Development, and Finance to ensure Brookfield Residential’s offerings remain differentiated, aligned with consumer demand, and optimized for margin in an increasingly dynamic and data‑intensive housing market.
Key Responsibilities:
- Lead ongoing quantitative and qualitative market analysis across Alberta’s single‑family housing segments
- Assess demand drivers, including absorption, pricing trends, competitor activity, buyer profiles, affordability, interest rates, and demographic shifts
- Build and maintain market intelligence frameworks, dashboards, and reporting
- Translate sophisticated data into clear insights and recommendations for senior leadership
- Support scenario and sensitivity modelling tied to market cycles and economic conditions
- Deliver monthly and quarterly reporting on market trends, resale (MLS), and new‑home performance
- Define and refine product segmentation strategies based on competitive intel, buyer needs, affordability, and community context
- Evaluate product performance across segments (entry‑level, move‑up, estate, investor, etc.)
- Support product positioning within master‑planned communities to enhance absorption and margin
- Analyze competitor offerings and recommend product improvements
- Partner with Marketing to ensure positioning and value propositions align with go‑to‑market strategies
- Develop and recommend pricing strategies for monthly adjustments, phases, and new product launches
- Analyze pricing elasticity, premiums, incentives, and options using streamlined tools
- Support pricing governance, including price sheet development, approvals, and cross‑department coordination
- Monitor competitor pricing and incentives to maintain competitiveness while protecting margin
- Contribute to annual and 5‑year business planning through assumptions, forecasts, and risk analysis
- Provide market and financial insights to support land acquisition and development decisions
- Assist in evaluating new market opportunities within and beyond existing master‑planned communities
- Prepare materials and presentations to support investment and strategic decisions
What You’ll Bring:
- Bachelor’s degree in Commerce, Finance, Economics, Marketing, Business Administration, or related field (or equivalent experience)
- 3+ years of experience in market research, business analytics, pricing, or strategy
- Strong passion for real estate and the new‑home market
- Direct experience in residential land development, homebuilding, or real estate strongly preferred
- Shown strength in market analysis, data interpretation, and financial modelling
- Ability to synthesize large and sophisticated datasets into clear, actionable insights
- High proficiency in Excel and data visualization tools (Power BI, Tableau, etc.), with the ability to demonstrate AI where appropriate
- Experience with product segmentation, pricing strategy, and product positioning
- Strong business sense within the homebuilding industry is an asset
- Ability to balance critical thinking with hands‑on execution
- Excellent communication skills and ability to establish rapport quickly
- Comfortable working in a fast‑paced, environment
