Property / Service Control Technician

What You’ll Be Doing

As a Rental Property Maintenance / Service Control Technician, you will be responsible for assisting with and when required managing and completing the developer’s warranty and deficiency work with accuracy, efficiency, and professionalism. Your role requires providing excellent service and fostering positive interactions with homeowners across all completed projects. Since much of your work takes place directly within homeowners’ units, strong customer service skills, clear communication, and the ability to work both independently and as part of a construction and service and warranty team are essential. In addition, you will oversee the developer’s rental units between tenancies, which includes conducting move-in and move-out inspections and coordinating any work required to return the units to rent-ready condition.

A minimum of five years’ experience is required for this role, 3 years of which must be in North America. You will also have an opportunity to use your carpentry skills towards our projects currently under construction when time allows and as directed by the Construction Manager. This position is ideal for a more seasoned carpenter who is looking to step back from the hectic grind of working 10-hour days, 6 days a week for a more structured work week, where your carpentry problem solving skills and attention to detail are valued components of your daily tasks.

Employment Hours

Candidates can expect to work normal business hours, on site, of 8:00 am to 4:30 pm, Monday to Friday. However, their will be times where it is required to work hours outside of this, particularly in situations of maintenance emergencies.

Role & Responsibility

Quality Control:

    • Ensure all QC inspections are completed in Procore in sequence as construction progresses ensuring the QC process does not hold up subtrades.
    • Ensure Meridian’s QC inspection process proceeds only after the subtrade has conducted their own quality control and notified them ready to be turned over for Meridian’s inspection.
    • Ensure proper drawings, specs and shop drawings are being used for inspections and that projects are built accordingly.
    • Ensure QC inspections adhere to Meridian’s standards for quality workmanship.
    • Assign all QC deficiencies to relevant trade/Meridian employee and follow up to ensure they are corrected and closed regularly throughout construction and before project close-out.
    • Provide regular updates to the General Superintendent of the progress of QC on site.
    • Track subtrade progress and provide regular updates to the General Superintendent if any subtrade progress issues are encountered.
  • Turnover Walkthroughs & Client Relationships:

    • Ensure extraordinary customer service takes place when dealing with the possession process with owners.
    • Conduct walk-throughs completing the turnover inspection with owners and/or their provided representative prior to unit turnover date as required in coordination with the S&W administrator, or other S&W or rental management team members.
    • Provide information to the owners as required (i.e. warranty info; features; highlights; etc.).
    • Record all walkthrough deficiencies in Procore ensuring relevant photos are included and obtain owner signature on completed inspection form.
    • Assign walkthrough deficiencies to relevant trade/Meridian employees and follow up to ensure they are corrected and closed before the unit occupancy date when possible.
    • Provide weekly updates with the S&W administrator.
    • Follow through on walkthrough deficiencies that remain open after occupancy until completed and closed.
  • Service & Warranty:

    • Follow Meridian’s S&W procedure ensuring extraordinary customer service takes place when dealing with owners/tenants.
    • Assign all deficiencies in Procore to relevant trade/Meridian employee and follow up to ensure they are corrected and closed in a timely manner as per the S&W priority index.
    • Provide weekly updates with the S&W administrator.
    • Follow through on all S&W deficiencies until completed and closed.

Resident Experience:

    • Conduct and document move-in and move-out inspections for Meridian rental units, including photo records at turnover.
    • Ensure units are restored to a rent-ready condition after move-outs by performing minor repairs and coordinating work with trades as needed.
    • Perform elevator inspections and install protective coverings during tenant move-ins and move-outs.
    • Support the sales team by staging rental units and terraces, including setting up cushions and outdoor furniture.

How You’ll Succeed

You have experience as a carpenter working on multi-family residential projects and the ability to complete minor repairs in a variety of fields including taping, painting, finishing carpentry, electrical and mechanical. Your excellent communication skills will play a key role in this position as you provide extraordinary customer service to our homeowners. You are a critical thinker, can solve complex problems and possess organizational skills. You can multi-task and shift focus multiple times a day. You remain conscientious of the safety of yourself and others while working. You have a keen desire to solve problems and interact with others.

What You’ll Need

Minimum 5 years’ hands-on carpentry experience in the construction or property management industry, 3 of which must be in North America
