JOB TITLE:

Building Superintendent

MAIN PURPOSE OF THE JOB:

The Building Superintendent is responsible for the day-to-day operations, maintenance, and safety of the building and its facilities. This role ensures that all building systems are functioning efficiently, and that the property is clean, secure, and well-maintained for residents, tenants, and visitors.

Sr. Operations Manager

DIRECT REPORTS:

Cleaning Leads, Cleaning Staff

DUTIES AND RESPONSIBILITIES:

Building Operations & Maintenance

  • Conduct regular inspections of the building, mechanical rooms, and underground garage.
  • Monitor and maintain HVAC, plumbing, electrical, and elevator systems.
  • Perform minor repairs and preventative maintenance on building equipment and infrastructure.
  • Ensure proper operation of overhead garage doors, gate arms, and access control systems.
  • Maintain cleanliness and organization of mechanical rooms and common areas.
  • Assist and supervise trades and contractors performing work on-site.
  • Respond to building emergencies and coordinate appropriate action.

General Repairs & Upkeep

  • Repair and maintain furniture, fixtures, blinds, handrails, and exit doors.
  • Perform painting and wallpaper repairs in common areas and amenity spaces.
  • Replace light bulbs and maintain lighting systems throughout the property.

Waste & Recycling Management

  • Ensure garbage and recycling bins are placed out according to municipal schedules.
  • Maintain cleanliness around waste disposal areas.

Seasonal Maintenance

  • Clear snow and ice from walkways, sidewalks, garage ramps, and entrances.
  • Monitor and maintain outdoor areas for safety and accessibility.

Pool & Amenity Monitoring

  • Check and record pool chemical readings during assigned shifts.
  • Ensure amenity rooms are clean, functional, and safe for use.

Administrative & Reporting

  • Document inspections, maintenance activities, and incidents.
  • Report issues and updates to the Property Manager.
  • Escort contractors and vendors as required.

Other Duties

  • Perform other tasks as assigned by the Property Manager.

Qualifications

  • High school diploma or equivalent; technical training in building systems is an asset.
  • Minimum 2 years of experience in building operations or facility maintenance.
  • Knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to perform physical tasks and operate maintenance equipment.
  • Strong communication and problem-solving skills.
  • Familiarity with safety protocols and emergency response procedures.

Working Conditions

  • May require evening, weekend, or on-call shifts.
  • Work involves indoor and outdoor environments, including exposure to varying weather conditions.
