Job Overview As a Junior Building Manager, you will be responsible for the day-to-day operation of the building to ensure an excellent living experience for tenants. The ideal candidate will possess the ability to think quickly on their feet, have excellent task and time management, problem solve and create great relationships and a sense of community within the property.
Key Responsibilities
- Oversee and manage all building systems including mechanical, electrical, plumbing, HVAC, elevator, DDC, and life safety systems; ensure preventative maintenance plans are followed and updated.
- Monitor strata assets and warranties, ensuring timely inspections, servicing, and repairs during and beyond warranty periods.
- Coordinate, supervise, and review the work of all tradespeople, contractors, and vendors—from job estimation through to invoicing—and maintain communication throughout the process.
- Assist with the execution and oversight of capital projects and annual maintenance work, ensuring minimal disruption and high standards of service delivery.
- Track supplier and contractor performance, enforce contract terms, and escalate quality concerns to the Strata and General Manager with accurate documentation.
- Monitor and respond to owner service requests via the FiXX application during working hours; ensure all tickets are updated and closed within expected timeframes.
- Ensure strata bylaws are adhered to during in-suite renovations; escalate violations to the appropriate parties for enforcement.
- Support owner satisfaction by addressing inquiries, escalating unresolved issues, and working closely with the Front Desk and management team.
- Perform minor on-site maintenance including pressure washing, water feature cleaning, and emergency snow removal (where safe and applicable).
- Regularly inspect all common areas, exterior spaces, and security systems; take corrective action on cleanliness, safety, and maintenance issues.
- Monitor janitorial and contracted services, particularly around quality control; establish weekend monitoring plans where needed.
- Respond to emergencies efficiently by contacting appropriate vendors or authorities, documenting incidents, and reporting back to management.
- Maintain accurate records including emergency contact lists, security access (key fobs), supplier contracts, and purchase orders for supplies.
- Attend occasional evening council or general meetings as needed, representing on-site management.
- Submit monthly reports detailing maintenance activities, service concerns, supply inventories, and other relevant operational updates
Shifts Available Monday to Friday - 8am to 4pm
Skills And Qualifications
- At least one year of Building Manager experience in residential strata or commercial setting is required
- Excellent written and oral command of the English language is necessary in order to be able to work efficiently and communicate appropriately with our clients and our support staff.
- Strong customer service and communication skills, verbally and in writing with residents, clients and support staff
- Experience with maintaining building and mechanical systems, and basic handyperson skills are strong assets
- Possess solid computer skills (Microsoft Office, internet, e-mail and messaging/text proficiency)
Physical Requirements
- Ability to patrol the property including stairs, hallways, interior, and exterior
- Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.)
- Ability to lift 50 pounds
- Ability to use standard building equipment (vacuum, climb a ladder, mob, handyperson tools for minor maintenance, power washer, leaf blower, etc.)
