Role Description The Leasing Associate will support the successful lease-up of new residential developments across the Greater Vancouver Area. Reporting to the Assistant Leasing Manager, New Developments, you’ll be the face of our communities — conducting tours, connecting with prospective residents, and supporting all aspects of the leasing process.

This is a fast-paced, onsite role ideal for someone who thrives on creating great first impressions, delivering exceptional service, and contributing to the launch of vibrant new communities.

Responsibilities Leasing

  • Lead leasing and resident relations functions for the community, regularly evaluating key performance metrics such as occupancy, lease conversions, and move-ins.
  • Respond promptly to all leasing inquiries, secure appointments for community tours, and accurately track activity in Yardi Voyager and Funnel, as applicable.
  • Conduct engaging community tours and showcase available suites to prospective residents, highlighting key features, amenities, and the overall lifestyle experience.
  • Maintain up-to-date knowledge of suite types, layouts, availability, community amenities, neighbourhood offerings, and value-added resident services.
  • Perform background and credit checks and ensure timely communication with applicants regarding their application.
  • Facilitate the completion of all leasing documentation, including lease agreements, schedules, assignments, and addendum forms utilizing Yardi Voyager, Rent Café and Funnel.
  • Work closely with the Community Manager to ensure suites are ready for move-in, including completing move-in inspections and providing new home orientations.

Customer Service and Sales

  • Uphold QuadReal’s mission, vision, and values, serving as a brand ambassador to both prospects and residents.
  • Drive lease conversions by highlighting the quality, features, and lifestyle benefits of living in a QuadReal community.
  • Deliver an exceptional customer experience by engaging residents and prospects through multiple touchpoints across the leasing and resident lifecycle.

Marketing

  • Maintain a strong understanding of competitive properties by conducting weekly market surveys and staying current with the rapidly changing rental market.
  • Provide the Leasing Manager with insights and recommendations on rental rates, promotions, and market trends to help maximize lease conversions, occupancy, and revenue.
  • Build and maintain relationships with local businesses and community organizations that can enhance the resident experience or generate leasing traffic.
  • Support additional leasing, marketing, and administrative activities as required.

Administration and Reporting

  • Generate weekly reports in Yardi Voyager and Funnel on occupancy, traffic, and other key performance metrics.
  • Ensure timely and accurate completion and entry of all leasing documentation, including application forms, Tenancy Agreements, renewal agreements and other supporting documentation using Yardi Voyager and Rent Café.

Maintenance Support

  • Ensure vacant suites, model suites, amenity spaces, and the overall community are maintained in show-ready condition.
  • Report any deficiencies in suites or common areas to the Leasing Manager, Community Manager and Maintenance Manager.

Health and Safety

  • Understand and adhere to QuadReal’s Health and Safety policy.
  • Ensure compliance with all legislation, including but not limited to: The Residential Tenancies Act, Fire Code and Occupational Health and Safety Act.

Experience And Qualifications

  • Passion for excellence in customer service and delivering an exceptional resident experience.
  • Hospitality or sales experience preferred.
  • Minimum of three years of relevant experience; post-secondary education is an asset.
  • Strong verbal and written communication skills, with the ability to interact with colleagues and supervisors.
  • Excellent interpersonal skills and a collaborative mindset.
  • Highly organized and detail-oriented, with a proven ability to thrive in a fast-paced environment.
  • Familiarity with Yardi Voyager, Rent Café, and Funnel is an asset.
  • A self-starter with a high degree of initiative, creativity, and adaptability.
  • British Columbia Real Estate License in Property Management or equivalent preferred.

The expected annualized base salary range for this role is $50,000 – $55,000 prorated for the duration of the contract.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
