We are looking for a results-driven HVAC Service Sales Representative to accelerate growth in our Building Services preventative maintenance business. In this role, you will prospect, qualify, and close new service agreements, expand client portfolios, and build strong, lasting relationships with clients. The ideal candidate combines technical knowledge in mechanical, electrical, or BAS control systems with a passion for helping clients maximize equipment reliability, extend asset life, and reduce operational costs.

The expected salary range for this position is $90,000 - $120,000. To be Successful in this role:

  • Understands client decision-making and operational priorities, strategically engaging facility managers, engineers, and other key stakeholders to build long-term partnerships.
  • Expands client portfolios by identifying new opportunities and converting prospects into long-term service customers.
  • Acts as a natural collaborator, innovator, and problem solver, effectively aligning Modern Niagara’s service teams and subject matter experts to deliver integrated maintenance solutions.
  • Shows strong customer empathy, consistently viewing challenges and opportunities through the client’s perspective to enhance the overall experience.
  • Positions Modern Niagara’s service maintenance solutions effectively, engaging the right internal experts at the right time to create maximum client value.

OVERVIEW OF RESPONSIBILITIES:

  • Prospect, identify, and develop new business opportunities for mechanical, electrical, and controls preventative maintenance services.
  • Build and maintain strong relationships with facility managers, property owners, and operational decision-makers across commercial, industrial, mixed-use residential, healthcare, and institutional sectors.
  • Generate and qualify leads through site visits, assessments, and strategic outreach to understand customer needs.
  • Schedule and manage 3–5 self-generated new appointments weekly to drive pipeline growth.
  • Respond to and coordinate industry RFPs and client inquiries promptly and professionally.
  • Prepare and deliver proposals, presentations, and quotations tailored to client requirements.
  • Negotiate service agreements, ensuring profitable growth and alignment with client objectives.
  • Collaborate with Service and Account Management teams to ensure seamless onboarding and high-quality service delivery.
  • Maintain accurate sales records and activity tracking in CRM systems.
  • Achieve or exceed monthly, quarterly, and annual sales targets.
  • Stay informed on industry trends, competitors, and market conditions to identify and act on growth opportunities.
  • Attend industry events and functions to expand the customer base and strengthen relationships.
  • Perform additional duties as assigned by management.

QUALIFICATIONS AND EXPERIENCE :

  • Post-secondary education in Business, Marketing, Mechanical, Electrical, BAS Controls, or related Building Services is an asset.
  • 3–5 years of successful outside B2B sales experience, preferably in building services or facility management.
  • Technical or trade background (HVAC, electrical, plumbing, mechanical, or building systems) is a strong advantage.
  • Relevant industry or sales designations are an asset.
