Overview
Reporting to the Chief Development Officer, the Capital Maintenance Projects Advisor is responsible for providing project management expertise, including determining project scope, budgets, forecasts and overseeing the implementation of all maintenance capital projects within Silvera’s Communities.
Responsibilities
Work closely with the Chief Development Officer, Capital Development Planning Manager, Senior Managers - Service & Operations, Community Managers, Facilities Manager, Maintenance team, and vendors to ensure capital maintenance projects are well managed and completed successfully within determined timelines.
Plan, contract, and direct the construction, alteration, renovation, and replacement of all current capital maintenance assets within budgetary constraints.
Coordinate with internal and external stakeholders to develop and execute a large portfolio of capital maintenance projects.
Determine project scope and specifications be reviewing building designs, requirements, standards, and material costs.
Over see capital maintenance project vendor selection and negotiations, including preparing RFT, RFP, and RFQ in compliance with all regulatory, board, and internal requirements, in conjunction with Procurement Coordinator.
Maintain accountability for tendering capital maintenance projects through the Alberta Purchasing Connection (APC) when applicable as per policy.
Review contractor proposals, tenders, project plans, and financial projections to ensure accuracy and reasonableness.
Track and report on capital maintenance project KPIs, KPMs, budgets, scheduled, and exceptions.
Maintain comprehensive and accurate project records, including ensuring current as build documents, warranties, drawings, specifications, contracts, and change orders.
Facilitate and/or attend internal and external construction, design, and other capital maintenance project meetings.
Remain up-to-date on vendor contract terms and track vendor compliance.
Participate in the regular evaluation of vendor performance.
Develop budgets, programs, and initiatives to ensure Silvera's Communities remain sustainable for the future.
Develop strong working relationships with government agencies, vendors, contractors, and suppliers.
Actively participate in other relevant departmental duties as required.
Qualifications
Technical trade and/or its equivalent with a minimum combination of 5+ years' technical and project management experience.
PMP (Project Management Professional) Designation or working towards considered an asset.
Strong project management skills with the ability to manage multiple projects simultaneously.
Proven track record in meeting project deadlines and budget constraints.
Extensive knowledge of building systems such as, but not limited to, HVAC, Life Safety, structural and building envelope, mission critical equipment and the building trades.
Must be able to read blueprints and other technical drawings.
Demonstrated experience preparing, managing, and monitoring Request for Proposals, contracts, tenders, and agreements; experience using Alberta Purchasing Connection (APC) an asset.
Expertise with communication systems Voice (PBX, VoIP) and data.
Strong computer literacy, including Microsoft Office Suite (Word, Excel, Access, Outlook, Project, Visio) and Maintenance IT Systems (CMMS).
Excellent planning, organizational, and communication skills with the ability to develop strong working relationships with internal and external stakeholders.

Travel within Calgary will be required.
Responding to occasional after hours emergency situations and carrying a cellular phone will be required.
Hours of Work:
Monday to Friday, 8:00am - 4:00pm; 37.5 hours per week.
