What You'll Do

As our Senior Property Manager, you'll take ownership of a portfolio of commercial properties, providing strategic leadership while ensuring exceptional operational and financial performance.

Your responsibilities will include

Oversee the day-to-day operations of assigned properties, ensuring quality service and efficient operations. Manage tenant relationships, respond to service requests, resolve complaints, and ensure high tenant satisfaction and retention. Coordinate lease administration activities including rent collection, lease renewals, and enforcement of lease terms. Prepare and manage annual operating budgets, capital improvement plans, and monthly financial reports in collaboration with accounting and asset management teams. Monitor property performance and recommend operational or capital improvements to maximize value. Conduct regular site inspections to ensure properties are well-maintained and in compliance with health, safety, and regulatory standards. Source, negotiate, and manage vendor contracts for maintenance, security, landscaping, janitorial, and other services. Ensure compliance with all local, state, and federal regulations related to property management. Support leasing and marketing initiatives to maintain high occupancy rates and attract quality tenants. Collaborate with internal teams including acquisitions, development, and finance as needed. Control expense commitments to manage within the annual business plan and obtain approval in accordance with approved authority levels for expenditures Issue tenant year end operating costs and tax adjustments and annual prebill notices with assistance from Accounting Oversee purchasing process and ensure CU procedures, including obtaining quotes where applicable, are followed Approve supplier invoices within approved authority level.

Review and approve payables for properties

Initiate and manage tenant legal proceedings (when necessary) Responsible for insurance claims, tax assessments appeals, awareness of municipality, environmental and health codes and ensuring properties meet such codes Lead, motivate and inspire personnel by creating and environment that promotes positive and open communication. Provide leadership and support to staff through clear coaching and mentoring, conflict resolution, and effective mediation.

What You Bring

We're looking for someone who combines technical expertise with exceptional people skills.

You have

Relevant post-secondary education i.e., Bachelor’s degree , Real Estate, or a Property Management certificate program such as RPA or CPM required. 10+ years of experience in property management, preferably within a real estate property management, investment or asset management environment. Strong knowledge of property management principles, budgeting, lease interpretation, and vendor coordination.

Valid drivers license & reliable vehicle

7+ years leading a team of direct reports Experience managing operating and capital projects Strong financial acumen, including budgets, forecasting and variance analysis Excellent communication, negotiation, and interpersonal skills. Proficiency with property management software (e.g., Yardi, MRI,) and Microsoft Office Suite. Ability to manage multiple properties and priorities effectively.
