Job Summary

The Building Maintenance Worker is responsible for the overall maintenance and repair of the building, property, and equipment, along with materials management and administrative support for building management functions. This role utilizes a diverse skillset, including carpentry, electrical, mechanical, plumbing, and painting abilities, while also handling purchasing, inventory control, and contractor coordination.

Key Responsibilities

The primary responsibilities fall into the following categories:

Building and Property Maintenance

  • Performs carpentry, electrical, painting, mechanical, and plumbing maintenance and repairs (e.g., repairing furniture, installing switches, replacing electrical plugs, painting, repairing drywall, plumbing, and lighting fixtures).
  • Repairs and maintains therapeutic equipment under the direction of the Occupational Therapist for clients/families.
  • Establishes, monitors, and carries out preventative maintenance procedures and schedules for the building, equipment, and outdoor areas.
  • Removes garbage and recyclable materials.
  • Cleans external areas such as entranceways, sidewalks, and parkade using manual tools, including applying products to melt ice/snow during winter.
  • Performs emergency janitorial duties as required (e.g., plugged toilets, spills).

Materials Management and Purchasing

  • Meets with departments to identify requirements for material, equipment, appliance parts, and supplies (maintenance and housekeeping).
  • Contacts suppliers to determine availability, negotiate prices, and prepare and forward purchase orders in accordance with policy.
  • Receives, stores, and distributes supplies, including correcting pricing.
  • Investigates and resolves discrepancies and problems (e.g., incorrect invoices, outstanding and back-ordered items, damaged goods).
  • Manages inventory records, forecasts usage, assists in establishing reorder points, and arranges for disposal of outdated, obsolete, or damaged inventory.
  • Stores and disposes of controlled goods and hazardous materials in accordance with relevant regulations.

Administration and Safety Compliance

  • Supports the supervisor in obtaining quotes and arranging for major repairs, maintenance work, and capital projects.
  • Collects estimates of labour and material costs for supervisor review and monitors work performed by contractors.
  • Maintains records of all maintenance performed in-house or by external contractors.
  • Inspects and monitors building and equipment to identify and manage any security, safety, and fire regulations and policy deficiencies and takes appropriate corrective action.
  • Works with OH&S to ensure the building meets organizational regulatory requirements.
  • Supports staff with HVAC, alarm systems, and building security needs.
  • Responsible for scheduling and managing monthly, biannual, and annual mechanical and safety systems for the organization.
  • Prepares manuals and documentation for all equipment and procedures.
  • Provides orientation, building walk-throughs, and in-service training/demonstration on safety regulations, fire drills, and security alarms.
  • Makes recommendations regarding the property maintenance budget for major repairs and purchases to the Supervisor.

Logistics and Support

  • Transports equipment, furniture, and supplies manually and/or using aids such as dollies and carts.
  • Arranges furniture for meetings and special events.
  • Assists staff with loading and unloading of equipment as requested.

Qualifications

Education, Training, and Experience

  • Grade 12 graduation, supplemented with courses in purchasing and property management.
  • Three years of recent experience (including electrical, mechanical, plumbing, painting, and carpentry skills) OR an equivalent combination of education, training, and experience determined to be reasonable and relevant to the level of work required.
  • Current WHMIS certification or willingness to obtain certification.
  • First Aid Level 1 or willingness to obtain certification.

Skills and Abilities

  • Ability to communicate effectively, both verbally and in writing, with all levels of staff in the organization.
  • Ability to work independently and in cooperation with others.
  • Ability to organize and prioritize tasks.
  • Ability to analyze and resolve problems.
  • Proficient working knowledge of Microsoft Office (i.e., Word and Excel), and demonstrated ability to use the MS Office suite.
  • Ability to operate related equipment.
  • Knowledge of property maintenance and equipment requirements.
  • Knowledge of HVAC systems, mechanical, and security systems.
  • Class 5 Driver’s license and access to a vehicle.
  • Physical ability to carry out the duties of the position.
