Job Description

TheDirector Leasing Negotiatorplays a critical role in the Real Estate team, supporting the Vice-President of Real Estate in all aspects of site acquisition, lease renewals and deal execution. This position involves complex lease negotiations, portfolio analysis and high-level stakeholder engagement. You will work closely with landlords, agents, and internal teams to ensure optimal terms that support the strategic direction of all three brands.

Key responsabilities:

  • Lead lease negotiations for new store openings, renewals, expansions, relocations and closures across all three brands.

  • Drive portfolio performance by identifying opportunities for cost savings, space optimization and improved lease structures.

  • Develop and execute leasing strategies aligned with the commercial objectives and brand positioning of each retail division.

  • Partner with landlords and agents to maintain strong working relationships and secure favorable terms across all locations.

  • Oversee complex rent reviews, alternative options and lease negotiations in collaboration with legal and brands leadership team.

  • Provide strategic leasing insight to the leadership team and contribute to long-term real estate strategic planning.

  • Identify market opportunities for site acquisitions and pipeline development in line with expansion and relocation strategies.

  • Work cross-functionally with legal, finance, store planning and brand operations and general managers to ensure seamless execution of store initiatives.

  • Analyze market trends, footfall, and competitor activity to inform leasing decisions and negotiations.

  • Maintain oversight of lease data and ensure accurate reporting to senior stakeholders.

  • Support other team members in negotiations and help determine the best course of action.

Qualifications

Experience & Education

  • University degree in Commerce, Real Estate, or a related field, or equivalent experience.
  • +10 years of relevant experience in commercial real estate leasing or portfolio management.
  • Demonstrated success managing a national retail portfolio and leading complex negotiations.
  • Understanding of brand differentiation and operational realities across diverse retail environments.
  • Experience within the retail industry is preferred.

Technical Skills

  • Strong expertise in commercial lease negotiations, including renewals, expansions, relocations, and closures.
  • Deep understanding of Canadian retail markets, lease structures, and landlord‑tenant legislation.
  • Solid financial analysis skills, including scenario modeling and business case development.
  • Ability to interpret and optimize complex lease clauses and commercial terms.
  • Proficient in Microsoft Office (advanced Excel, PowerPoint, Word) and lease management systems.
  • Skilled in analyzing market trends, traffic data, competitive activity, and portfolio performance metrics.

Soft Skills

  • Excellent communication, negotiation, and influencing abilities, including with senior leadership.
  • Strong strategic thinking and sound decision‑making in complex business environments.
  • Collaborative leadership style with proven relationship‑building skills with landlords, brokers, and internal stakeholders.
  • High level of autonomy, initiative, judgment, and organizational discipline.
  • Ability to manage multiple high‑stakes files simultaneously under pressure.
  • Results‑driven mindset with proactive problem‑solving skills..

Language

  • Bilingualism (French/English) is required, given national operations and cross‑Canada stakeholder interactions.
