About the role

The Building Controls Service Technician is responsible for inspecting, maintaining, repairing, and installing building automation systems (BAS) across client sites in the GTA. Based out of our Vaughan office, this role supports field and office teams to ensure projects are executed safely, efficiently, and in alignment with Modern Niagara’s technical and safety standards. Success means delivering reliable system performance, accurate documentation, and exceptional client service.

Key Impact / Purpose

  • Ensure BAS projects are executed safely, on schedule, and to Modern Niagara standards.
  • Provide accurate system commissioning, documentation, and reporting to support operational excellence.
  • Strengthen client and contractor relationships through timely communication and technical expertise.
  • Support ongoing team development through mentorship, knowledge sharing, and training.

Duties And Responsibilities On-site Network Start-up & Commissioning

  • Coordinate with installers to ensure field device installations follow best practices.
  • Verify controller power, BACnet MSTP/IP configurations, and BAS network communications.
  • Troubleshoot network issues using tools such as BACnet Discovery Tool, Wireshark, and Visual BACnet.
  • Guide installation teams to correct deficiencies and ensure project compliance.

Hardware Commissioning

  • Commission field controllers and end devices, validating operation of safety interlocks and mechanical equipment.
  • Calibrate flow, temperature, and pressure transmitters; verify BAS input signals.
  • Test valves/dampers actuators and variable speed drives; maintain accurate commissioning documentation.
  • Ensure all devices and controllers are labeled according to project specifications.
  • Safely lift and carry up to 50lbs and work on ladders as required.

Software & System Commissioning

  • Download and verify controller software using Distech Controls software tools.
  • Integrate 3rd party BACnet, Modbus, and Lonworks devices.
  • Validate program operation, control sequences, system trends, alarms, and graphics.
  • Escalate software issues to the Lead BAS Controls Technician and execute functional demonstrations for terminal units.

Other Duties

  • Complete daily Safety Plan of the Day and maintain project documentation.
  • Assist in development of graphical user interfaces, user views, and project databases under Lead BAS Controls Technician guidance.
  • Upgrade and commission supervisory devices, program field devices, and support technical knowledge sharing.

Must Haves

  • College Diploma in Electromechanical Engineering Technology or equivalent.
  • Demonstrated knowledge of HVAC control systems and building automation.
  • Strong verbal and written communication skills.
  • Comfortable interfacing with clients, contractors, and internal teams.
  • Ability to multi-task between fieldwork and other responsibilities.
  • Ability to work effectively in a team-based environment with minimal supervision.
  • Proficient with Microsoft software including Excel, Outlook, and Visio.

Nice to Haves

  • Familiarity with Distech Controls software tools.
  • Previous experience in BAS commissioning or mechanical/electrical contracting.
  • Experience troubleshooting BACnet, Modbus, or Lonworks networks.
  • Exposure to technical documentation systems or process improvement initiatives.

This is a replacement, entry-level role. Expected hourly compensation: $26.48 - $32.24/hour (40 hours per week)
