Under the direction of the General Manager and in support of a multi-disciplinary team, the Maintenance Supervisor is responsible for the overall Maintenance and upkeep of the home’s buildings, grounds, systems and equipment.
Responsibilities
- Maintenance and management of the building climate systems as applicable (HVAC and Geothermal, Life Breath System).
- Maintenance and management of the nurse call, resident safety system and equipment.
- Executes all daily, weekly, monthly and periodic Preventive Maintenance in accordance with the Community's Preventive Maintenance Plan
- Overseeing contracted service providers where applicable and keeping records of PM completed by contractors
- Oversight of the fire alarm system including administering the fire plan and ensuing regular inspections are completed
- Oversees all service manuals, warranty information for equipment and systems,
- Working with the General Manager is part of the identification and evaluation process of contracted providers of building services. Provides direction to, and on-site oversight/Quality Assurance of the work of the contractors.
- Ensures all the physical plant operations comply with all required health, safety, and other standards and regulations.
- Ensure the suite turn overs are completed in a timely fashion, including necessary repairs in suite such as patching and painting of walls.
- Purchases supplies and equipment within the parameters of the designated departmental budget and ensure distribution of supplies and equipment is always adequate. This includes keeping inventory and maintenance records of all equipment.
- Ensures the necessary documentation and reporting systems are in place to maintain accurate records and communication for the department.
- Establishes a system for communication about the needs for and progress of maintenance/service items.
- Ensure maintenance requests from care team member are dealt with on a priority basis.
- Monitors and ensures the internal and external gardens and landscaping are maintained (through appropriate contract services or in-house services);
- Meets with inspectors, fire department and other contracted services;
- Is an active member of the Occupational Health and Safety Committee;
- Assists with and conducts team member in-services regarding building services such as fire drill, use of fire extinguishers, door security system etc.
- Maintains current knowledge of community policies and procedures and ensure team member comply with the same.
- Provide recommendations and justifications on capital equipment and capital renovation needs
- Operationally performs department duties and aids team members as necessary in all departments; including moving of tables, furniture, etc.
- Coordinates Maintenance Department assistance to the Recreation Department on all major social events for the home;
- Other duties as assigned.
Qualifications and Experience
- Graduation from a recognized program in boiler operations and/or power engineering or an equivalent combination of education, training and experience is an asset.
- Knowledge of Geothermal, HVAC and LBS environmental systems;
- Knowledge of Leed Certification requirements;
- Must have the ability to read and interpret blueprints and drawings;
- Basic skills in drywalling, painting, plumbing and electrical.
- Demonstrated leadership and positive support of team member;
- Must demonstrate the ability and temperament to deal tactfully, effectively, and cooperatively with residents, suppliers, contracted agencies, other team member members and visitors;
- Must be knowledgeable of security, pressurization, elevator, fire alarm, sprinkler, and smoke detector systems;
- Knowledge of Food Safe, HCAAP and other related standards;
- Knowledge of Budgets, Inventory Control and Purchasing;
- Must be in good health, free from communicable diseases and physically and mentally able to carry out the assigned duties in the working environment;
- Must have the ability to communicate effectively, possesses above average organizational skills, effectively supervise and evaluate team member
