About the role
Our client is seeking a dynamic, organized, and sales-driven Property Manager to oversee the daily operations, maintenance, and leasing cycle of a commercial, industrial and multifamily property portfolio. This dual-function role requires a unique blend of customer service excellence, proactive marketing, operational oversight, and financial accountability. Your primary goals will be to maximize occupancy rates, ensure high tenant retention, maintain the physical integrity of the asset, and deliver strong financial performance.
Key Responsibilities
- Leasing, Marketing & Occupancy
Property Tours: Conduct engaging, professional property tours with prospective tenants, highlighting unique features, amenities, and community benefits. Applicant Screening: Manage the end-to-end application process, including comprehensive background checks, credit checks, employment verification, and landlord references. Lease Administration: Prepare, execute, and renew lease agreements in strict compliance with local, provincial/state, and federal landlord-tenant laws. Ensure all deposits and administrative fees are collected and tracked.
- Tenant Relations & Community Management
Onboarding & Offboarding: Coordinate seamless tenant move-in and move-out inspections, document property conditions, and manage security/damage deposit processing. Customer Service: Serve as the primary point of contact for all resident inquiries, complaints, and requests, resolving conflicts professionally and promptly to ensure high satisfaction and retention. Policy Enforcement: Clearly communicate and consistently enforce building rules, lease terms, and regulations.
- Operations & Maintenance Oversight
Maintenance Coordination: Oversee daily maintenance requests, log work orders via management software, and coordinate with on-site staff or external contractors to ensure timely repairs. Vendor Management: Source, negotiate with, and supervise third-party vendors (cleaning, landscaping, security, snow removal) to ensure high-quality service and cost-effective operations. Property Inspections: Conduct regular walkthroughs and formal inspections of common areas, building systems, and individual units to identify preventative maintenance needs and safety hazards.
- Financial & Administrative Management
Rent Collection: Manage timely collection of monthly rent, process electronic payments, issue notices for late payments, and handle legal eviction procedures if necessary. Budgeting & Expense Control: Assist in preparing the annual operating budget, track daily operational expenses, and ensure spending aligns with financial targets. Reporting: Maintain accurate, up-to-date digital records of income, expenses, signed leases, and maintenance history. Generate weekly/monthly occupancy and financial variance reports for ownership.
Qualifications & Skills
Experience: Minimum of 2-5 years of experience in property management, leasing, real estate sales, or a closely related hospitality/customer service role.
Education: High school diploma or equivalent required; a Bachelor’s degree in Business, Real Estate, or Hospitality is preferred.
Certifications: Professional designations [e.g., CPM, ARM, CAM, or local Leasing Licenses] are highly desirable.
Software Proficiency: Hands-on experience with property management software [e.g., Yardi, AppFolio, etc.] and MS Office Suite (Word, Excel).
Legal Knowledge: Solid understanding of local [e.g., RTA, Ontario Landlord and Tenant Board / local housing authority] laws, fair housing regulations, and eviction procedures.
Key Competencies: Exceptional communication and negotiation skills, strong problem-solving abilities, high attention to detail, and a self-motivated approach.
Compensation: This position offers a once-in-a-lifetime opportunity to join a highly established and well-recognized real estate company. You will receive annual compensation with a base salary ranging from $70,000 to $75,000, plus 20% bonus, $750 monthly car allowance, and benefits.
