The Maintenance Technician supports building tenants needs, performs routine inspections, completes minor repairs, and coordinates with contractors as required. You may be required to work independently or part of a team and are expected to implement safe work methods, tools, and material for tasks. The ideal candidate is proactive, customer-focused, and capable of diagnosing issues, completing hands-on repairs, or expediting resolution when external trade support is required. A 5th Class Power Engineering certificate is not required , but working toward certification is a strong asset.
Key Responsibilities Daily Operations & Building Maintenance
- Responds to general carpentry (drywall, flooring, base, tiles, etc.) calls as generated from the tenant request system
- Responds to doors, locks, key requests, general hardware, general plumbing, lights and maintenance calls as generated by the tenant request system
- Provides backup to other members of the crew with trouble and problem investigations and solutions, and assist with investigative projects related to other building systems
- Purchasing and maintaining an inventory of hardware and shop supplies
- Responds to troubleshooting, minor repairs, tenant requests, within the scope of ability
- Assists with investigative projects within the scope of ability
- Assists as required and as available in minor and major repairs to facilities within the complex
- Completing tasks assigned by the preventative maintenance system weekly, quarterly and annually
- Additional duties as assigned, such as, but not limited to
- Mechanical room cleaning and maintenance
- Assisting Building Operators with equipment repairs
Vendor & Contractor Coordination
- Assist in escorting and supervising contractors when required.
- Provide clear direction and ensure safety protocols are followed.
- Report contractor performance concerns to the Chief Engineer / Assistant Chief Engineer
Preventive Maintenance
- Perform scheduled preventive maintenance tasks and ensure timely completion.
- Maintain accurate records in Angus Anywhere. Loging calls and closing work orders as required.
- Assist with filter changes as required in conjunction with an Operator (includes disposal of used filters and vacuuming of fan plenums, mostly carried out after hours)
Customer Service & Tenant Support
- Provide courteous, professional, and timely communication with tenants.
- Follow up on maintenance requests to ensure resolution meets service standards.
- Escalate complex issues to senior operators as needed.
General Duties
- Maintain clean, safe, and organized work areas, mechanical rooms, and storage spaces.
- Assist with emergency response, including floods, equipment failures, power outages, and after-hours situations (on-call rotation may be required).
- Perform other related duties as assigned.
Qualifications & Skills Technical Skills
- Ability to safely operate hand tools, power tools, and testing equipment.
- Basic understanding of mechanical and electrical systems.
- Basic carpentry skills, experience performing small drywall repairs & painting.
- Ability to interpret equipment manuals, schematics, and work orders.
- Basic to intermediate skills in Microsoft Outlook, Excel, and Word
Education & Certification
- Working towards a 5th Class Power Engineering is an asset but not required.
- WHMIS, First Aid, Fall Protection, or other relevant safety certificates are beneficial.
Professional Skills
- Strong problem-solving and troubleshooting abilities.
- Excellent communication and customer service orientation.
- Ability to prioritize tasks in a fast-paced environment.
- Detail-oriented with strong documentation and follow-through.
Physical Requirements
- Ability to lift up to 50 lbs.
- Ability to stand, walk, bend, and climb ladders as part of daily duties.
- Comfortable working in mechanical rooms, rooftops, and confined spaces (with proper training).
