Position Summary
The Senior Commercial Property Manager is responsible for the operational performance, financial results, capital planning, and client satisfaction of a portfolio of third-party owned commercial properties across the Greater Toronto Area, consisting primarily of retail and office assets with a complementary industrial component. This senior, client-facing role combines strategic asset management with hands-on operational leadership and extensive construction and capital project management. The incumbent serves as the primary owner representative, leads on-site property management staff, and oversees the full lifecycle of capital projects—from planning, consultant selection, tendering and contract administration through construction, close-out, and warranty. Projects include building envelope and roofing replacements, structural rehabilitation, parking lot reconstruction, mechanical and electrical upgrades, common area renovations, and tenant improvements.
What you'll get to do:
Client & Asset Management Serve as the primary relationship manager for institutional and private property owners. Develop annual business plans, operating and capital budgets, and multi-year asset strategies aligned with owner objectives. Prepare and present owner reports, financial results, capital updates, market commentary, and risk assessments. Lead owner meetings, property tours, and strategic asset reviews. Identify opportunities to expand client relationships and management assignments. Financial Management Prepare and manage annual operating budgets, forecasts, CAM/TMI recoveries, and capital budgets. Maximize NOI through revenue optimization, expense control, and accurate recoveries. Approve invoices, purchase orders, contracts, and expenditures within delegated authority. Oversee accounts receivable, collections, tenant reconciliations, and year-end recoveries. Support refinancing, valuation, and lender reporting initiatives. Tenant & Lease Administration Maintain relationships with key commercial tenants. Oversee lease obligations including recoveries, rent escalations, insurance compliance, exclusivity, co-tenancy, and landlord obligations. Coordinate with leasing teams on renewals, expansions, and tenant improvement projects. Resolve complex tenant issues and coordinate with legal counsel when required. Operations & Building Management Direct all building operations including HVAC, electrical, plumbing, life safety systems, elevators, roofing, landscaping, security, janitorial, waste management, and snow removal. Implement preventative maintenance programs and oversee vendor procurement and performance. Conduct regular property inspections and ensure timely completion of corrective actions. Lead emergency response and business continuity planning. Construction & Capital Projects Lead the planning and delivery of capital projects including roofing, building envelope, structural repairs, paving, parking lots, common area renovations, mechanical and electrical replacements, lighting upgrades, and tenant improvements. Develop multi-year capital plans based on building condition assessments and lifecycle analysis. Procure and manage architects, engineers, consultants, contractors, and specialty trades. Manage project budgets, schedules, tendering, contract administration, change orders, progress payments, deficiencies, warranty, and project close-out. Administer CCDC and other construction contracts, ensuring compliance with the Ontario Construction Act, including holdbacks and prompt payment requirements. Coordinate construction on occupied properties while minimizing tenant disruption and maintaining compliance with the Occupational Health and Safety Act. Act as the owner's representative throughout construction, providing day-to-day oversight of multiple concurrent capital projects. Compliance & Risk Management Ensure compliance with applicable legislation including the Occupational Health and Safety Act, Ontario Fire Code, Ontario Building Code, AODA, TSSA requirements, and municipal regulations. Oversee statutory inspections, regulatory documentation, insurance claims, and portfolio risk management. Leadership Lead, coach, and develop property management teams, including Property Managers, Assistant Property Managers, Property Administrators, and operations staff. Promote operational excellence, process improvement, sustainability initiatives, and best practices across the portfolio.
Who you are:
Education Post-secondary education in business, real estate, property management, engineering, construction management, or a related discipline. Professional designation such as RPA, CPM, FMA, or CSM required or in progress. Construction or project management credentials (PMP, Gold Seal, PQS, C.E.T., or equivalent) are strongly preferred. Experience 10–12+ years of progressive commercial property management experience, including at least 5 years managing complex third-party portfolios. Minimum 7 years of direct construction and capital project management experience, which is a core requirement of the role. Demonstrated success delivering multi-million-dollar commercial construction projects from planning through close-out, including tendering, contract administration, budgeting, scheduling, change management, progress draws, deficiencies, warranty, and consultant/contractor management. Strong knowledge of CCDC contracts, the Ontario Construction Act, CAM/TMI recoveries, net leases, and commercial building operations. Experience managing retail, office, and industrial assets within the Greater Toronto Area and leading high-performing property management teams.
