Shift Work Required: Yes - Days and Afternoons
Rate of Pay: $33.26 per hour
Note: Must be able to participate in after hours on-call rotation for emergencies

Characteristic Duties: Under the general supervision of the Maintenance Supervisor and the Manger of Maintenance Services.
- Repair and replace of apartment doors and entry doors, closet doors, screen doors, windows and screens (e.g. locking devices, splintered casing and trim) caulking and glazing of windows, including repairs to frames and replacement of damaged screens to windows and patio doors.
- Remove, replace and set floor tiles and install sub floors, baseboards, casings, door jams and trim.
- Replace deck flooring, stair treads, stringers and nosing; install interior wood and exterior steel railings.
- Repair hardwood floors and floor joist.
- Repair kitchen cabinets and cupboard hardware.
- Remove, repair and replace counter tops and stainless steel sinks.
- Plumbing tasks including unclogging drains and toilets.
- Repair, replace and install faucets, sinks and toilets (e.g. replace washers, stem assembly, faucet spout or complete fixture); toilet flush repair or replacement including bowl and tank replacement/repair.
- Repair or replace laundry tubs and faucets; repair and replacement of copper and ABS piping.
- Repair and install ceramic tiles, concrete board and bathroom ceramic tiles, re-grouting of ceramic tiles.
- Repair interior walls and stud walls (e.g. plastering, gyproc), install drywall for repair or replacement.
- Repair cement porches including adjustment to slab deck.
- Repair or replace wood or aluminum siding including eaves trough and downspouts.
- Investigate and repair/patch minor roof leaks and foundation leaks (e.g. install roof shingles and use waterproofing patching materials).
- Repair or replace dryer hose and vents, heating ducts and boots.
- Minor repairs to exterior brick work.
- Purchase inventory and supplies as required and deliver to various locations.
- Conduct a broad range of various maintenance repairs to prepare vacant units for renting.
- Sweep, clean, use of shop vac and mopping of work areas in units as required.
- Sand and paint/stain of surfaces.
- On occasion some cleaning of vacant units form new move-ins.
- Record work performed on worker orders and record additional work completed, record on maintenance records and checklists.
- Notify the Maintenance Supervisor of items in need of repair or any health and/or safety hazards.
- Other related maintenance duties as assigned.
- Drive a company repair van in all types of weather to respond to calls.
- Load and off-load supplies and equipment form the van, ensuring proper storage of supplies. Trouble shoot maintenance problem and articulate findings and make recommendations.
- Proper use of a company credit card to purchase supplies and document transactions for reconciliation.
- Replace a variety of interior light bulbs, change furnace filters, check, test, and replace smoke detectors.
- Complete vehicle logs and carry out daily vehicle safety check.
- Replace furnace filters.
- Will be required to participate in a standby rotation to perform after-hours emergency calls.
- Develop and maintain a thorough working knowledge of CGS’s Safety Manual and the applicable Provincial Legislation listed therein.
- Perform other related duties as required.
Qualifications:
- Successful completion of secondary school (grade XII) education.
- Over five (5) years up to and including seven (7) years of related experience.
- Proven ability to effect a broad range of maintenance repairs.
- Proficiency in the use of tools and equipment required to perform the maintenance functions.
- Ability to deal tactfully and resourcefully with tenants and staff.
- Ability to organize and prioritize work and meet set deadlines.
- Knowledge of occupational health and safety practices and use of materials.
- Ability to work in a team environment with minimal supervision and to follow instructions exercising tact and diplomacy.
- Ability to communicate effectively both verbally and in writing.
- Satisfactory health, attendance and former employment history.
- May require the use of a CGS vehicle on CGS business. Must be physically capable of operating a vehicle safely, possess a valid driver’s license, and have an acceptable driving record.
- Provide, at own cost, a Criminal Reference Check.
