What we need from this role
Reporting to the Team Lead, Building Services, the Building Maintenance Technician ensures the proper operation, maintenance, and presentation of Onward-owned and managed properties. This role involves a diverse range of responsibilities, from performing repairs and upgrades to managing unit turnovers and maintaining cleanliness and landscaping. The Technician plays a critical role in maintaining the safety, functionality, and aesthetic standards of our properties while supporting positive resident experiences.
Key Duties and Responsibilities
Property Maintenance and Upkeep
- Perform routine maintenance, repairs, and upgrades to ensure all properties meet Onward’s operational and safety standards.
- Manage unit turnover processes, including repairs, painting, cleaning, and minor renovations.
- Conduct regular inspections of building systems and address identified issues promptly.
- Oversee landscaping, snow removal, and janitorial tasks to maintain property appearance.
- Maintain inventory of supplies, tools, and equipment, ensuring readiness for all tasks.
Resident Support
- Respond to resident inquiries and maintenance requests professionally and efficiently.
- Assist with resolving minor resident concerns and escalate issues when necessary.
Emergency and Safety Response
- Participate in the on-call schedule for after-hours emergencies, ensuring prompt and effective responses.
- Adhere to Onward’s safety and security policies and actively identify and mitigate potential hazards.
Team Collaboration
- Collaborate with the Building Services team to ensure seamless operations across the portfolio.
- Support the Resident Services team as needed to align efforts with organizational goals.
What you bring
To excel in this role, you’ll need:
- A clear criminal background check and vulnerable persons check.
- A valid driver’s license and reliable vehicle.
- Two to three years of experience in building maintenance.
- Flexibility to accommodate varying work hours and a rotational on-call schedule.
- A high school diploma or equivalent.
- Physical ability to lift, push, or pull up to 50 pounds (23 kilograms) repeatedly and remain on your feet for extended periods.
- Basic computer literacy.
- Strong communication, teamwork, and attention to detail.
You’ll stand out if you also have:
- Experience working with a not-for-profit housing organization.
- Familiarity with Yardi or other property management software.
- Specialized skills or certifications in carpentry, electrical work, plumbing, or millwork.
Working Environment, Conditions, and Physical Demands
This role involves a combination of indoor and outdoor tasks, often in varying weather conditions. Daily responsibilities require physical activity, operating machinery, and managing time-sensitive challenges. You’ll be part of a six-week rotational on-call schedule, responding to emergencies and ensuring the properties remain safe, functional, and welcoming for residents.

Onward is one of the largest registered providers of social housing based solely in the North West of England, with 35,000 homes across Greater Manchester, Cheshire, Merseyside and Lancashire. We are a not-for-profit organisation regulated by the Regulator of Social Housing.
