The Manager, Development Accounting, reporting to the Director, Development Accounting, will support the leadership of the Development Accounting and Reporting Team. The Manager will have responsibility for accounting and reporting for the entire development lifecycle, from the planning and pre-development phase through to the transition to operations. This role is a key business partner to the Development & Construction group supporting the delivery of project level accounting, reporting, and budget monitoring for all development projects.
Responsibilities:
- Oversee monthly and quarterly development accounting and reporting for multiple large scale mixed use projects, including the monthly draw process and understanding budget and forecast variances.
- Support the ongoing build out of the end-to-end development accounting and reporting function including the development of comprehensive project level monthly reporting to support the business and quarterly reporting to support public disclosure documents.
- Prepare specific quarterly reports to support internal and external disclosure, including analysis of balances and changes from prior period.
- Collaborate with counterparts in Property and Capital departments to ensure timeliness of approvals and perform balance sheet reconciliation.
- Ensure all development related accounting transactions, including the transition from development to operational accounting, are completed with accuracy and in a timely manner.
- Support the implementation of accounting policies related to development accounting.
- Identify areas for improvement, recommend and implement enhancements to development accounting process and procedures, and ensure all internal controls are followed and documented.

- Demonstrate strong leadership by providing on-going guidance, coaching, and mentoring to encourage both team and individual professional development.

Business Partnership
- Develop and maintain collaborative business relationships with internal stakeholders by understanding business needs and expectations to deliver timely, accurate, and relevant results successfully.
- Build and maintain a strong working relationship with our joint venture partners to ensure Choice financial reporting and accounting objectives are achieved.
Qualifications:
- Minimum 4 years of full cycle accounting experience, including at least 1 to 2 years in a managerial capacity.
- A post-secondary degree specializing in Accounting, Finance, Business, Real Estate, or a related field.
- CPA designation is required.
- Strong knowledge/experience with job cost, joint ventures, and construction accounting practices.
- Proficiency with Microsoft Suite applications (Excel, PowerPoint, Word), Financial systems (JDE, BI tools, Spreadsheet Server) SQL, Power BI is an asset.
- Previous real estate and/or development accounting experience is an asset.
- Ability to lead and direct others in a team environment.
- Excellent interpersonal and communication skills, both written and verbal, with the ability to collaborate effectively across all levels of the organization.
- Demonstrated ability to lead process improvements and adopt new technologies to enhance accounting operations.
- Ability to adapt to new challenges and prioritize tasks in a fast-paced, evolving environment.
- Strong proficiency in analyzing and resolving standard issues by applying experience, judgment, and established precedents to determine effective solutions.
- Ability to work well with others and develop cooperative working relationships.
