Roles and Responsibilities:

  • Manage and support a team of property managers within an assigned region to ensure all property management matters are handled professionally and effectively.
  • Liaise with landlords and franchisee on matters such as year-end reconciliations, Property maintenance, lease interpretation, site disputes and escalations.
  • Review and reconcile accounts, including year-end adjustments, Statements of Account (SOAs), monthly rent, Common Area Maintenance (CAM), taxes, and ad-hoc billings, while ensuring accuracy and integrity of lease data in the system.
  • Assist in the delivery of property tax reviews, Lease audits and process improvement.
  • Prepare correspondence related to rent adjustments, outstanding payments, CAM costs, site issues, and other property-related matters.
  • Coordinate with cross-functional teams to support new vendor onboarding, new business initiatives, special projects, and property closures.
  • Oversee the non-restaurant property portfolio, including establishing maintenance schedules, managing day-to-day operations, creating budgets, and conducting property inspections.
  • Manage bad debt and collection activities, including tenant arrears.
  • Ensure accurate and timely reporting of all month-end and quarterly tasks.
  • Perform other duties as assigned.

Skills & Qualifications:

  • Bachelor’s degree in a related discipline, along with a CPM or similar designation.
  • 5+ years of experience in property management, property accounting, or lease administration, with strong financial competencies and/or legal experience in retail or commercial real estate.
  • Exceptional interpersonal and communication skills, with the ability to influence diverse stakeholders on complex or sensitive issues.
  • Strong organizational skills with the ability to manage multiple competing priorities.
  • Demonstrated ability to work effectively in cross-functional teams.
  • Adaptable and solutions-oriented, able to thrive in a fast-paced environment and resolve challenges without precedent.
  • Proven ability to build win-win outcomes for stakeholders with competing priorities.
  • Proficiency in Microsoft Excel and PowerPoint, with strong working knowledge of Microsoft Windows.
  • Ownership mentality and proactive approach to problem-solving.
