Hours of Work: Up to 48 hours bi-weekly
Shift Work Required: Participate in a rotation standby schedule
Rate of Pay: $32.21 per hour
The start date will follow the selection process.
A criminal record check is required for this position and will be requested by the Hiring Manager should you be the candidate of choice. Please do not submit your criminal record check with your application.
Main Function: This position is responsible to the Building Operations Superintendent to plan, coordinate, and perform activities in the servicing, maintenance, fire protection, safety and security of buildings and grounds of assigned facility.
Duties:
- Receive, complete, and develop electronic work orders to ensure compliance with applicable legislation and asset management principles aimed at maximizing all building systems including electrical, HVAC, life safety, plumbing, controls, building automation and related systems.
- Procure services and goods in the most economic fashion in concert with the city’s purchasing by-law to ensure financial effectiveness for the benefit of CGS. Maintain and log inventories.
- Lead and coordinate repairs and maintenance with contractors and vendors, as required.
- Assist trades and other building personnel.
- Diagnose problems and ensure immediate repairs are carried out as per established procedures.
- Perform duties as outlined for maintenance staff in operational manuals and under CGS’s Bomb Threat and Fire Plans.
- Participate in registration and the setting up of special events and meeting rooms as required, including dorms.
- Install data and communication lines throughout the complex as directed.
- Complete water samples and analyze for hot water system, cooling tower and water storage tanks.
- Operate, diagnose and repair building HVAC system manually and using the computerized Building Automation System
- Complete daily reading and reports as directed.
- Participate in a rotation standby schedule.
- Maintain work areas in an orderly and a safe working condition.
- Maintain tools and equipment in good and safe working order.
- Provide pleasant and courteous services to tenants and the public.
- Provide services in a safe manner at the minimum of inconvenience to tenants and the public.
- Ensure security of the facility.
- Develop and maintain a thorough working knowledge of CGS's Safety Manual and the applicable Provincial Legislation listed therein.
- Perform other related duties as required.
Qualifications
Education and Training:
- Successful completion of Secondary School (Grade XII) Education.
Experience:
- A minimum of two (2) years of proven directly related experience in commercial building maintenance that provided general knowledge of HVAC, electronics, plumbing and electrical work or holds a valid Class III Stationary Engineering ticket.
Other Requirements:
- Demonstrate ability related to microcomputer software and administrative systems in a Windows environment (e.g. file maintenance, spreadsheet applications, information input and retrieval).
- Ability to complete maintenance reports.
- Excellent use of English; verbally and in writing.
- French verbal and written skills an asset.
- Satisfactory health, attendance and former employment history.
- Provide, at own cost, a current Criminal Record Check.
- A Personal Information Release – Security Clearance for Service Provider form will be required.
- Must be physically capable of operating a vehicle safely, possess a valid driver's licence, have an acceptable driving record, and personal insurance coverage.
This job is also being posted as a development opportunity. Should there be no fully qualified candidate for this position, a candidate who can be expected to meet the required qualifications within a reasonable period of time may be considered for this position as a development opportunity.
Development opportunity rate of pay: $30.60 per hour. The successful candidate will be paid at the reduced rate until the minimum qualifications have been met.
