**Job Title:**Senior Property Accountant

**Reports To:**Assistant Director, Property Accounting

**Department:**Property Accounting

Position Summary

This full-time role will focus on property accounting, including general accounting functions such as preparing accurate and complete month-end packages, tenant year-end reconciliations and invoices, and performing other account analysis and reconciliations as required.

Responsibilities:

  • Create and enter all adjusting entries, and maintain accurate and detailed accounting records;
  • Liaise with property management team to ensure understanding of all properties and review of ongoing activities at the property level;
  • Liaise with construction and leasing to set up new tenants;
  • Liaise with payables and receivables departments;
  • Prepare sales tax reports;
  • Assist in resolving tenant collection issues;
  • Prepare management fees and leasing fees for each property;
  • Prepare accruals and review/streamline reporting processes;
  • Prepare operations and financial reports, including variance analysis reports and provide operations/financial reports to Reporting Group for internal/external reporting;
  • Prepare annual operating and capital expenditures budgets;
  • Prepare cost recovery files and tax billings for tenants;
  • Prepare working papers files annually, quarterly or monthly;
  • Prepare quarterly cashflows for operating properties;
  • Prepare monthly distributions and variance reporting to cashflows.

Academic/Professional Requirements:

  • Post-secondary education in Accounting;
  • CGA/CMA designation would be considered an asset.

Required Skills/Experience:

  • Minimum four years of related real estate experience with ability to follow financial practices and apply knowledge of ASPE and IFRS;
  • Proficiency with general accounting and cost recovery.
  • Provide technical assistance and/or training to coworkers;
  • Excellent oral and written communication skills;
  • Solid team player;
  • Commercial Real estate experience is an asset;
  • Advanced Excel skills;
  • Organized and able to plan workload to align with department goals and objectives.

The expected base pay range is:$ $88,000 to $91,000. The base pay range is for the primary location for which the job is posted. SmartCentres values the contribution of our Associates, and our individual salaries may vary based on the geographical location of successful candidates, as well as their experience, qualifications or skills.
